There's a crew that works in town here. $18 / hr. for 4 guys. And the driver. LOL!
Only bad part is that you have to listen to the generators all day. I've got a buddy that's having them do his garage next week so we'll see how it goes.

At those prices I'd gladly listen to the generators all day for the few days it'll take them to do the work.:thumbup:

Damn straight, I'd listen to the generator for those rates too. :beer:

Just a quick update to this...

Talked to the original guy and he said he might be able to shave a little off if we cut some corners in certain areas. Little off $55,000 wasn't going to cut it.

So I got another recommendation from my garage door guy. New guy came out, we went over the specs and all that good stuff. ONLY thing we changed was to go to a standard height vs. a 12 ft. I'd like to have a storage lift, but it wasn't a necessity and he said it would save about $4,000 (plus the cost of the lift). So it was worth it to me to eliminate it (I have another garage at my office 2 blocks away to keep my second car in).

New quote: $25,500. Less than HALF. I'll have a build thread starting around the end of May. Have to wait until after the '500' becasue I've got so much **** going on around then.

Actually, that may be partly it. My family is pretty well known in town and my Mom owns what is probably the most prominent house in town so that doesn't help. I live on one of the 'better' streets in town, but the house it's outlandish or anything.

Yeah, Indy. If it was the MegaMillions, I woudln't be worrying about $4,000. :)

And correct, adding the 2 extra feet adds about $4,000. Plus the cost of the lift. When you start figuring that it's 20% more framing, 20% more siding, 20% more interior, etc. it adds up. Would be nice, but not a huge deal. I basically have a truck for the winter and a little car for the summer and so one is in storage all the time.

will scissor trusses work for your application? i'm going with 10ft walls too, but the trusses will give me 12+ft for a lift. i priced them out yesterday and as surprised that they were very reasonable.

It's a hip, so no, won't work. I could tray it, but I don't know that it would gain me enough and then you also run into issues with a high-rise door.

$18/hour for four guys? Holy ****. . . McDonalds pays $12 - $15 an hour here. . . one guy on a crew is making $20 minimum. . .guess it all depends on where you live.

He's probably working with the other guy. . . Running a scam, ya know. . . quote high, them get another guy to come in way low and guarantee the job. Ok, probably not, but it's worth a thought.

All these numbers everyone is throwing out are completely irrelevant unless they live within 100 miles of you and had something built in the last year. . .

case-in-point. . . my 30x36x12 is almost 100% DIY and I'm going to be into it for $35,000. . . I had quotes over $60,000 to have someone do it for me.

Good for you for not using the amish. I wouldn't let those inbred dirt bags build me a dog house.

Are you joking or are you being serious? I have never worked with the Amish, but I have never heard anything bad about doing so.

In this economy there are a number of contractors who are jacking up their prices to cover costs since jobs are few and far between. There seems to be a mentality that when things are slow they need to raise rates instead of lowering profit margins. Sounds like that's what your original contractor was trying to do.

On the other hand, customers don't realize that material prices have not dropped in the same manner as home values so they think that new buildings should drop the same amount as the short sale across the street. My wife sees that a lot when people are looking to build new homes. They will come in and say that the foreclosure across the street is selling for $x per square foot so you should be able to build me a new home for that price, why are you more expensive?

Sounds like you've gotten a better quote with the second guy, but before doing anything, check his references, talk to other customers, and above all make sure he's licensed, insured and that all of his sub-contractors can provide proof of workman's compensation insurance. The first one that doesn't have it and wipes out on your property and you could be in for a real costly garage.

I'm curious about the first quote. It's not uncommon for bids to come in all over the place, but an unfinished garage shouldn't be all that complicated to price.

Was the builder new to the business? Was he unsure of costs, and afraid of losing? Did he calculate incorrectly? Was he just trying to pull one over?

Normally I'd figure it was just a quick high bid because time was too tight to do the math, but if he made several trips, doesn't seem that way.

If you want to be friendly, let him down gently and explain how far off he was. (don't show him the other guy's numbers)

He doesn't want to do the job. Or possibly, he misunderstood the requirements.

Are you looking for a finished interior? Heating and cooling? That will drive the price up quick. The concrete price he quoted was VERY high.

Nothing blind about my position on the amish. I have more than one reason for my opinion on them. They are not all the "honest", "simple" people they like to make themselves out to be. My uncle happens to live in a rural community that is about 25% amish. He knows more about how they really are than most anyone else I know. Alot of things go on behind closed doors but because they keep to themselves nobody hears about it. Many also treat animals very poorly. To them they are just objects whose life has little value. Do some research on amish puppy mills.

When I was a teenager my parents had the amish build them a pole barn. The two older men would send the younger guys home early every day. When they left they would cut up all of the wood for the next day using an electric saw. They didn't want the younger ones to see this. Hypocrites.

My neighbor had some amish build him a pole barn last summer. You should see this P.O.S. Amish quality my ****. Everyone likes to use the amish because they are cheap. Yeah I could work for $8 per hour too if I lived in a shack with no electricity, no running water, no phone, no insurance, no car etc. I don't know about you but I don't want to live like that and I don't expect men in the building trades to live like that either which would be necessary in order for them to compete with those undercutting dirtbags.

Redneck hate? No. Total lack of respect? Absolutely. I have more, believe me I could go on all day.

Personally I know many Amish who are fine upstanding citizens. I tend not to paint with a broad brush. Seems there are **** heads in every segment of society!
