Hi Guys
I found this board back in April when we started this project. This property was my father’s which we bought back in November. The garage had some issues. The first one was the door was not tall enough to get my truck in. The garage floor was severely cracked in several places and I wanted to make it deeper so I could get around the front of my truck. (Its 22 feet deep) So to make matters worse we read in the newspaper that the town we live in is talking about changing the size limit of a detached garage smaller than what was already existing. So to make a long story short we got in touch with a contractor who worked in the village and he drew up some plans and had them signed off on by an architect and 2 weeks later the village issued a building permit. So now my garage is just under the 650 square foot limit, which has since been changed.

Well, it looks like it's got good bones. Can't wait to see what you've done with it! I take it that the 650 SF limit was the old size limit. What's the new one? How long is this garage?

Sorry to say that 650 square feet is as big as it can be it's
since been changed to 600 sq ft.

Those are some serious cracks, whats the contractor going to do about them?

Now that you asked I'll post the deconstruction pics.
As you can see we left a portion of the old garage.
That was so I wouldn't get a hassle from the village.
I hope you can see the chalk lines were the concrete
was taken out.

That's some radical surgery! However, since your starting from scratch, you won't have to make many compromises.

Whats with the last part of the building.... Is that your way of adding on to an exhisting structure LOL

I guess you could call it that.
We didn't want to tear down the whole structure because then they
could have said it was a new structure. This way it was a rebuild.

I was finally able to upload what pictures I have so I can post them on the board. It will probably be awhile before I can get any work done on this because after the garage was done in early may I started in the house doing demo to the kitchen and 2 bathrooms and have recently finished almost all of it but some of the trim and odds and ends. But all this is on hold because I suffered heart attack10 days ago. They sent me home to recuperate so they can do open heart surgery on the 25th of this month. So after I’m well I will able to finish the house and garage.
Enough rambling here’s the completed garage so far. We now call it the Cottage or the Chalet.

No, not hardly. This is the way it is staying.
I sure don't want to fight with the village.

I was joking, but I've seen it done a number of times. Leave just enough to get the new construction grandfathered, wait a couple years, and then the next "remodel" removes the last of the original part and adds on. :thumbup:

Hi Everybody

This is a update on my ticker. I finally had my bypass surgery on 9/30.
I kind of lost 2 days of my life because i don't remember anything after
they got the needle in my arm and put me under. They did 4 bypasses
on me and cut 4 veins out of my legs. Right now I would have to say the
worst part of this is all the stitches in my legs. I was in the hospitial for 7 days and they sent me home to recover. It's now been 18 days since the operation and I feel a little better everyday. They tell me that you start to
feel alot better after about 4 weeks. I guess I will see. All I know is I can't
wait till I can get out and about and get some things done around here.

Thats all I got for now.

Great to hear everything went well. I know you want to get moving but take your time and do as the Docs say. You'll be puttering around in that garage before you know it! Take care and get well.

I have a question for you,in the picture with the man door you have a steel plate on the framing is that so the door cant be push in easily?

Yes, thats why I put that plate up so it would be harder to kick in the door. Most dead bolts go a little past the door jam and the jam usually is a 1/2 inch to 3/4 of a inch. So the deadbolt hardly ever goes into the rough framing for the door. I figured if they have a hard time trying to get in they might give up or maybe one of my neighbors might here the noise. Anything to make it harder to get in.

Glad to here you are doing better. When I went in for emergency surgery last May, I was under the idea that I would walk out like a new man. Whooh was I wrong. The recovery really *****.

The Chevy guy agrees, nice job Al.Glad your feeling better. Did you spray the insulation or did you have it done? If and when I get to build my garage I would like to use spray insulation,but not sure on the cost.

I had it sprayed. Cost is high it was $1500.00 garage is 24x28 walls are 9ft
high. The vedict is still out if this is better than bat insulation. When I get
the heat on I guess I will find out.

I had my 28 x 44 done in foam and it is so tight, quiet and solid that it's amazing. It's an expensive thing to do but foam is the ultimate.

Garage heater is installed but not working. I have to repair the gas line that is under ground ( 40 years old) there is a couple of leaks where the line goes from plastic to pipe. One of the plastic connectors broke so I'm waiting for a replacment. 40 year old parts are hard to come by.

Finally got the floor painted and the wife added the logo's. I'm finally
getting closer to getting done. Still have some storage projects to get built.
This will probably be the last time it will be this clean. lol.
