My wife and I bought this house a year ago with the intention of tearing down the detached garage and replacing it with a nice 24x40 woodworking shop. Starting by getting quotes and we were staring at $60,000+. Demolition $3500, Foundation $30,000, Building Shell $15,000, and finishing out $11,500 plus or minus.
So long story short, we decided to rehabilitate the current garage.
The first step was to “level” with foam lift. While this got the floor close, it is far from perfect. As you can see in the pictures the major crack is about 2 inches wide and the full 24-foot length of the garage. That crack was unlevel by about 2 ½ inches.
The foam lift raised one side of the foundation 8 to 10 inches. Needed to remount the doors.
Today I “stapled” the cracks with a carbon fiber plate and epoxy.
Next up is to fill the cracks and grind the floor so that I can roll my tools around. Will not be level, but I shouldn’t trip.
I will need to replace and upgrade the electric, currently it has a romex run underground!
