My wife and I bought a house and the garage (not connected to the house) had flooding and has mold. The walls are OSB and it was built in the 1980's. You can seee signs of mold/rot at the bottom of the garage where it meets the concrete foundation.

I want to rip out all of the OSB and replace it with something that makes sense. We hope that we have eliminated the source of the water intrusion.

A mold expert came by the house and looked at the garage. He suggested Advantech OSB which may be mold resistant but it is ugly like the existing garage.
What can you suggest? As mentioned, we are in the NC mountains and are in a rain forest with 90+" of rain per year.

Rough sawn pine horizontally but I might consider a row of 16x2x8 inch blocks along floor.

Better would be to jack building 8" and lay a course of block under sill. Then pine or whatever you want.

^ I'd go this direction.

I hate OSB for my westcoast climate just northwest of WA. I know the cost is punishing, but plywood, or strapping & metal siding would be my choice.

Being in the mountains, do you have the resources to saw boards from trees/logs?

Pictures would help. Or at least dimensions. I say jack up - I'm sure best solution to get wood away from water - but that might not be possible.

And any plans to ever insulate?
