Looking to see some garage with a second story apartment. Just looking for build threads with a cost to build. I'm looking to build one and any info will help. Sorry if this question is asked alot I'm new to the site (which is spectacular btw).

Check out the link in my sig.....it's not an apartment.....but about the only thing missing is more headroom and plumbing.

I would estimate that the secondstory added maybe $2K to the cost of my garage....

The cost will not be that much as far as lumber etc. goes. I built mine dried in for approx $2,000 more in materials. If you are not doing the labor you can figure around $5,000 for a bonus room like mine. If you are going higher/larger footprint it will be more. The biggest cost for my apartment so far was not building it, but finishing it. I figure I will have $10,000 extra in my garage by the time the apartment is finished.

If you are doing a bonus room, do yourself a favor and add dormers. The dormers really allow for a lot more usable space.

My apartment is now wired, sheetrocked etc. Make sure to figure in extra electrical, plumbing and structure requirements

Check the building code in your area. I'm pretty sure you will have to have an outside entrance for a living area over a garage. That means the added cost of an outside stairway and sidewalk.

i want this anyways. I'm planning on building a 48x52 with a 30x50 living area above. one enterance of the garage being a rv bay. I plan on renting it out later once I have funds available to build the house. That or just let me brother live there, but there will be both enterences.

that is a rough idea of what it will look like. It will have an over hang for the bays, and im going to have a designer take a look and see if he can modifiy my plan for the better. I drew this with a cheap free program and it took maybe an hr for both drawings.
