Oops, I ment to put this here. Not tha gallery...:eek:

This is just a thought for now, years away if ever, but Im thinking about putting a garage in my back yard, seperate from the houe. I spoke with the city inspector and he told me there was a size limit, a % of what your house takes up on you property and 16 feet high I believe. So Im thinking of 20 x 20 or 24 x24 whatever, sized shop. A good thing I found out is I can put a basement in it., maybe give it 9 foot ceilings?). I can dig the hole myself. What I want to do is rent it out as living space as I already have a garage thats part of my house. Id still build it with a garage door but that would remain shut, but a guy could still park his car in there if it wasesnt occupied, know what i mean?. So the floor would be concrete. The top would be just open, but downstairs in the basement would I have to put any concete walls or posts to support the concrete floor above and the weight of a veichal or two if I ever wanted to just make it a car garage? I think upstairs could be a living room, open kitchen. Downstairs the bathroom and two bedrooms. Any floor plan ideas, comments? thanks

sounds odd... but i've had lots of those ideas too.

google 'spancrete' concrete planks... stuff like they use in parking decks

Its so I can have a extra garage or if I want to use it as a rental. 24x 24 sqft x2 is enough space to live in if done up nice, the whole thing might cost 30,000 but that would be paid off soon at 900 bucks or so a month. Thanks for the info, I apperciate it.

You might want to check zoning. Via a vi two occupied domicile s on a single residetial lot.
