Hey guys,....I'm new here at Garage Journal. I'm finally going ahead with fulfilling a life long dream and hopefully building an 1800 sq ft garage/workshop. Let me give you a rundown of what I have and what I'm looking to do. I live in western Massachusetts and have close to 30 acres (so size, placement, permits and variances and things of that nature will not be a problem). Ultimately, (as I stated earlier) I would like to have a workshop of 1800 sq ft, 60 X 30, fully insulated cement foundation with radiant floor heating, 2 man doors and 2 garage doors, power to run an Ingersoll Rand 80 gallon compressor, multiple workbenches, the possibility of adding a small loft for a spot to hang out...you know, with a fridge a couch and TV. The garage will also be used to house a wood gasification /boiler which will heat the garage and my house. I have received quotes from Morton and Lester, both are metal buildings. They were both insanely overpriced....approx. $70 + thousand each for the building alone...no electrical, no site work, no foundation...etc. Currently I am talking to Olympia Steel Buildings. What do you guys think about those quotes so far? Any suggestions? Anybody currently doing the same things?....Thx

$38 sq/ft sounds a bit high for not including the slab.
But, is that an all steel framed, open span building?
They are a lot more than pole-barn construction.

I built a structure of similar size (34 x 54) with block foundation, 2x6 walls, steel roof, attic trusses for 12x8x54 second floor room, 9 windows, 1 mandoor, two 10x10 O/H doors, concrete floor, steel ceiling, stairs to second floor, insulated, drywalled, interior paint, and 200amp elect service. So, although the type of structure is different, there is some similarity to what you want to build.
I contracted the foundation, masonry, concrete, building shell, siding, interior steel ceiling and drywall. With help from my sons & wife, I did all electrical work including trenching and interior wiring & lighting, compressed air & water piping, insulation, LP furnace, painting and landscaping. There are more details in my build thread referenced below at the bottom of this post.
Anyway, as a cost reference point for you, the current cost, not including my family's labor, is running between $76-78,000 which comes out to about $42.50/sqft and the shop is essentially finished. But, of course, its taken nearly 3 years to reach this point!!
As a side question, if you can afford 30 acres in MA, why do you even care what a shop costs?!?!?!?!

Steevo....the Morton and Lester companies are both pole barn type construction. The Olympia Steel Building is an all steel framed open span construction type. I have a friend who just built one from Olympia, 1500 sq ft, 1 man door and 3 garage doors, foundation, electrical...everything for around $57k.
John....your garage is awesome! I can only hope to have something half as nice someday. Yeah man, in Taxachusetts nothing is cheap. I'm lucky to have found a place with that acreage and privacy.
