garages with livingquarters help

can anyone tell me who offers the best plan for this? will it be cheaper for metal or stick built? thanks for any help and pictures.

Depends on your layout. I would suggest stick frame on the living areas so your not duplicating framing etc. Doing insulation and running wiring etc.
Then you can do what you want or need as to the "shop" part.
