Yesterday I was able to Close the deal on my Dream Shop.

This is my First Property Purchase, and at 28 im pretty happy about that.

The Unit is Located in Garage Oasis in SPring Texas. and is Now Sold Out, with no room for expansion. This Unit was the largest available without buying multiple units.

Unit Size 40ft x 43ft Deep x 19ft to the Eves
SQFT= 1720

Slab is 5" thick designed for lifts to be installed on it.

A/c / heat above the bathroom Addition.

as you saw in the earlier bathroom picture it didn't have a TP holder or the Seat that i had asked the Contractor to use. And i honestly thought they forgot. but i was pleasantly surprised when i opened up the door Yesterday they listened.

Association Rules State you cannot live fulltime.

I will be putting in a couple lifts, setting up my equipment welders, plasma cutter, some old or low end machinist tools so i can make my own parts.

Eventually a mezzanine will be placed inside.

I used to live in Katy when I was single. If there was one closer I probably would have bought one. I think they had one planned for sugar land.

The problem with living in The Heights is its a good 20-25 minutes with no traffic and don't forget about all the construction on 290. I guess it would only be practical if you worked in that area so that you could stop by after work, play for a few hours and then head home.

How do you handle the electrical power? Each unit have it's own meter and 200 amp panel? Are you fortunate enough to have 3 phase?

each unit has it own power, i opted to add a second 50amp 220volt circuit and probably will add more as time goes by.

so each outlet is on its own 20amp circuit and i have 2 50amp 220volt circuits.

i spoke to the devolper last week about 3 phase we looked at thepole and its right there 10foot from my box so its a possibility.

Love the concept of these garage condos. I can see them eventually catching on out here at some point. Especially as urban density increases.

the flooring contractor that i was going to use for epoxy that has done most of the floors in the complex, has said that the concrete is so dense here they have to shot blast it to get the epoxy to stick, tells me an acrylic sealer wont hold up, and they would have to shot blast it to get it to stick also, so any stains that are there if i do epoxy will be removed at that point. or if i do tile i can etch or do something similar at that time.

noone thats done metallic epoxy says its durable yet, dont like the flake method much. and havent had time for searching out a tile brand and style. and im about to elave country and then come back to working out of town so floors gonna have to wait unfortunately.

I've been looking at some alternatives outside of Chicago, it's closer to $108 to about $120 sq ft out here but you also need to see what it includes. A trend out here is also offering a mezzanine that takes advantage of the extra height of these buildings as well as space for big screen TV's, etc.

So browsing Craigslist has paid off again for me.

i saw this parts washer listed once before and the price was coming down, he wanted 800$, i talked him down to 500$ over the phone. When i got there it was buried with other equipment all around it. dirty as hell kinda in the weather under an awning at a Transmission Shop.

Well i asked to plug it in and make sure the pump and light turns on. Well neither did it didn't do anything. we settled on 200$ and we loaded it up into the Trailer and i drove the hour anda half back to the Shop.

before cleaning hard to tell but it is covered every surface in a film of grease, dirt and Grime.

Outside and most of inside wiped down and cleaned 500 Lysol wipes later. and a can of brake clean

So now comes the fun, i have a few things to order and hopefully i can get the pump working again.

So for the past year or so ive had my Stacker trailer parked in the garage eating up space as ive been away at work. Well after 6months and no days off i finally got some time to myself this spring and got to make a few changes. First a i sold off a bunch of clutter Spring Cleaning style. Then mom moved down from washington and dumped her load of possessions into the garage and that ate up a bunch of space. Then i decided since im not using the stacker much at all im going to sell it. Oh boy did i not realise how much stuff i had packed into the trailer in 2 years. When all of that came out my 3rd Atv emerged.

Now i had a problem i had no space on my floor left... I sourced out a Forklift, then found some pallet racking. A few days of cleaning and its almost organized again. atleast the left half of the garage.

Sold the Stacker trailer, and horse traded him for his 24ft enclosed trailer pics below.
He didn't want the Matco Tool box i had inside so i got to keep that. which im quite happy with as its my favorite so far for toolboxes.

Picked up two days ago a nice quite Air Compressor for the shop, and Sitting next to it is my Air Dryer i have to get hooked up. and a new Made in USA Sand blaster to attack my rusty Pallet racking i bought.

Slowly getting there one step at a time. Next big thing will be getting the lift in and installed.

Here is the pallet racking i bought, definately needs some love and paint.

Decided not to wait until i was finished with all the blasting and painting of the pallet racking to organize. so i put up two shelfs and organized my cluttter.

It also has a winch up in the cabinets to pull cars inside.

So many changes have happened recently ill start with a few of them.

Did some Compressor modifications: added an Aftercooler, with 1500cfm fan wired to kick on with the motor. Also added were Pneumatic auto drain, water seperator, and plumbed in the HF refrigerated dryer temporarily.

In the Process of cleaning the Mill i had to revisit an older project that i almost finished:
The parts washer

Things changed or upgraded:
switching valve on front of machine, found at MSC for 66$ instead of 450$ thru snapon
new lexan windows for the top and front.
New light bulbs with better light output
New gloves
New drain
New pressure hose inside cabinet
new Air hose inside cabinet
New seal for clam shell
purchased new foot pedal but have not installed due to it being a completly different connection.

Thought i was done other then solvent.

So i tear the mill down and its time to clean it up, Lift the clamshell up and realize i cant just lift it a little bit i have to fold it over the back and the lid is heavy probably 100#. i decided i had to fix this. after lunch and a trip to Ace hardware i had the equipment to solve this lid Issue.

New details on the car it finally hit the dyno and my little 3.8liter flat 6 Made 907rwhp 688ftlb of torque. amazing numbers for its first full throttle pass. later we found out why it hit such high boost on first run, someone had soldered a resistor into the boost solenoid wire output into the ECU so the computer would not limit the boost. Scary First pull, but the second pull backed it up with another nice curve.
