OK, well design is 100% done and I have my 3 bids, just need to put the deposit down to get on the schedule for my project.

I currently have about 3 more weeks of prep work for the site before contractor can even think about starting. I also have to get the final numbers from the financial guys.

Bid I'm going with was $47,000, includes: Concrete, Framing, All Exterior work except paint & Electrical

I will be doing interior work including; wiring, plumbing, flooring, drywall & finishing.

Bid price sounds fair for what your doing.......

Well this weekend I start to prep the OLD garage for removal.
I will be moving it about 200 feet to it's new location for use as lawn gear storage and animals. It is 14' x 21' and will be placed on 10 - 8" Concrete Sono Tubes.

I will provide site prep progress as it happens.

I have to have the old garage moved and all concrete removed so the contractor can start with a clean site.

Already removed 2 trees and had 50 tons of stone delivered to get the drive in shape to handle the extra traffic and provide room for the work crews.

I also have a friend who deals in hotwater heating systems and he has informed me that I can not build the garage without the tubing in the floor, even if he has to give me the tubing. I hope he gives me a good deal on the pex. He has also informed me that placing an insulation barrier on the outside of the foundation walls and a vapor barrier under the slab is all I need to do. He claims the fill/earth under the garage will assist in keeping the garage at temp. If Isolated down to 4' or the footers it should keep the garage at ground temperature under the frost line. I think his logic is solid and he has several installs that have done this and it works very well.

I am excited, the wife is not so as she doesnt like change, and parting with the $ (but looking forward to having inside parking)

Plus the neighbor issue was with the Title Company in all truth.

By keeping it civil with the neighbor they are always willing to help out.
They still plow my drive all winter free of charge.
They spread manure on the garden for me this spring for free.
They loan me a tractor when I need to move something large etc.

I still don't get my 2 acres for 19 more years but I will get "free" use of their equipment and man power for the hassel.
