Going, Going, Gone!

Well....it has taken me about 2 years to get to this point....much of the delay due to me learning.....and being out of town way too much.....

When I woke up this morning and walked out the back door, this is what I saw......I call the fence next to the garage "Termite Towers"

And then it started....

Going..........

Going....................

Going.................................................

GONE!!!!!!!!!!!!!!!!!!!!!!!

I guess it's a bit late now to change my mind.................but my little Fiona enjoyed watching.....

Next step....confirm where the property line is exactly and do the foundation....

Why did you tear down the whole structure? If the roof was termite infested, then you could have torn the roof off and rebuilt it with termite resistant wood or even steel framing. Now, you might have a property set back problem with the lot lines. You should have had the land surveyed first, and the building removed later. In most places, as long as one wall is still standing, you can rebuild a structure on the original footprint. Do you have one wall left???

Oppsss...... my mistake. Didn't realize that it was a stucco covered wooden structure.

The termites were in the fence next to the garage....for the most part, there was not much termite damage in the garage......

But....the rear and left walls are about 1' below grade.....every time there is a heavy rain, water comes in through the base of the wall and floods the garage.

I have almost 2 feet between my left wall and the fence.....space that is basically wasted....and I have 7 feet between the back of the garage and back wall/fence. More wasted space.

My garage floor is about 3" below the driveway on the right side.....because that big asss tree on the left side is trying to lift up the garage......

And I have no attic space........

So....instead of trying to salvage what is there....it all went.....the new garage is going to be 5' deeper...1.5' wider....and have a usable attic that you can walk in....and the floor will be flat and level....

So....I will go from 360 sq ft to 500 on the ground floor and another 540 upstairs.....

In that first picture, at first, I didn't realize someone was spraying the debris to keep dust down. For a second it looked like the operator caught a water line.

Congratulations on kicking off the project! Good luck and I hope it costs 1/2 your budget and is completed in 1/2 the expected time!

I couldn't do that backhoe thing... I'd tear it down and reuse whatever I could in some way. But that's just me.

I need to redo mine. It sits about 3 inches below grade. I've thought about digging a moat around it as a bandaid until I can afford to replace it (likely when we decide to build a house).
