Guy I used to work with had as many as 60 rental houses. He and his sons did virtually all of the maintenance. He was very strict with the renters and would not even allow them to park in the grass, even if only once in a while when having visitors. (if he drove by and saw a car on the grass, they got an eviction notice the next day).
One of his big things was to do A/C filters and pest control himself, so he could gain access to the interior on a regular basis to see how the place was being kept. See a hole in the wall, garbage overflowing in a kitchen can, **** piled up all over, out comes the eviction notice. Long and complicated leases, practically airtight. He was never short of good renters however.
