On Memorial Day, I broke my camera some how. Grrr! It was a perfectly good, low mileage digital camera. This was also the day before my old garage came down. New camera arrived this week, so I now have a few photos to share with regards to my project.

Looks like progress, you still building it with your neighbor alone or is his son able to lend a hand?
~900 sq/ft garage will be impressive for sure.

My neighbor and his son (summer school) will start framing it the last Monday in July. I've told them to let me know when they need a 3rd guy to help and I'll pitch in.

Looks like it's going to be a nice garage/shop. You must have a good size piece of property for that part of Seattle to be able to building that size.

Thanks Don. Yes, I'm fortunate, in my old neighborhood a 40ft wide lot is pretty much the standard. A long story short, I also own half of the unbuilt lot next to me giving me a 60'w x 120'd lot with an alley behind it for access. When I bought the house ten years ago I was kind of uncaring about the extra property... not any more! The majority of garages in my neighborhood, if a house has one, are single car or single+ car garages. I've had numerous people stop and express how envious they are of my 2+ car garage/shop.

Good work for sure, my neighborhood in Arlington, VA is similar, although my lot is only 50'x100'. About 1/3 of the houses have garages and those are single-car from the late 30's early 40's. Having a real 2-car garage is a rarity and I'm glad I'm one that has one! Jealous I couldn't go as large as yours...my county limit was 550 sq/ft :(

My limit imposed by the Seattle Land-Use Code was 1000sqft. I'm at that exactly. I would have liked to make the garden shed just a bit bigger, but oh well, maybe on the next garage...:eyecrazy:

Ouch... I'm kinda feeling sorry for you guys and the lot sizes :(

Update

I ordered my trusses last week. Today I will order my windows. This week is all about placing orders and buying the first of the materials so that construction can begin on Tuesday, July 31 (sidenote: 20 years to the day of my moving to Seattle).

This past Saturday, my neighbor/builder and I installed the pressure treated lumber on top of the foundation. I have no construction experience but in a few minutes he had me marking, drilling and bolting the 2x6 pressure treated plate in place. I enjoyed the work and hope there will be a few more opportunities to help out over the next month.

Friday, August 3

It's now framed and sheathed. They finished yesterday. Really nothing to do until Monday when the trusses arrive so today is a day off. My neighbor will be working on some trim pieces in his shop this weekend, so work is not at a complete standstill.

On a side note: My neighbor and his son did this work in three eight hour days. The house next door to me is currently undergoing an extensive remodel by a five man crew. That crew has openly commented they can't believe how quickly my garage is going up with the quality work these two guys are doing.

Nice job, Scott. It's really fun watching them go up, right? You'll have a bit of a slowdown every once and a while, but don't get discouraged. Just stand out there in front of it and pinch yourself. It's all yours!!!!

Yesterday the roof trusses arrived. They had to be hand unloaded because the boom operator thought the power lines on the other side of the alley were too close; and everyone thought my month old concrete may be too green yet for their big truck to drive on.

OK, here are some more. Today some of the roof sheathing and rake boards went up. Hopefully the rest will tomorrow. The roofing materials are supposed to be delivered on Thursday morning.

Very nice! I'd recommend as many outlets as you can accommodate (and one or two 220 lines too - for a future welder or air compressor). Plus dig a trench and run cable and phone from your house. My buddy has this in his shop and it's great.

I did the same, but with 3" pipe, another trick is that if you need more lines pulled through after the first rope is gone is to tie a plastic bag on a sting and **** it through with a shop-vac.
I'm going to run cable, and a power-line through so I can run a 3-way switch to turn on the exterior lights from inside the house or garage.

August 8: Not much changed visually. More roof sheathing and rake boards went into place; and a few minor issues were taken care of. We needed to get enough of the roof sheathing up so that my new 40yr roof material could be conveyored onto the roof this morning.

Wednesday, August 15:

Today the windows were put in place. The skylights were also finished. Some more siding was also put up. The siding is not going as quickly as imagined but I think it is partly because a number of small details are being addressed that will hopefully be behind us soon.

Tomorrow is the builder's son's last day on the job. School starts on Monday in eastern Washington, so he needs to head back. My builder and I are going to finish the siding, etc.

This morning, the garage door guy was at my house at 5:30 to measure and was blown away by how accurate the measurements were, the size, and quality of work. He said he sees alot of new construction but he said few of them equal the quality of work on mine. Nice to have such good independent, unsolicited feedback.

Today, the entrance wall siding was finished and my concrete guy returned to begin redoing the only square of concrete that failed(?). It had significant cracking from the very first day, so he agreed to replace it at no additional charge to me.

My neighbor's son returned home to eastern Washington over the weekend, so my neighbor is working alone now, which probably makes the going a little slower. I was able to do a little priming over the weekend, but I'm really chomping at the bit to get the painting started. The weather is a little iffy right now, but hopefully we'll get some better stuff soon.

Been a couple of weeks since I updated... Last Wednesday, my Wayne-Dalton garage door was installed. The past few days I've been prepping and priming. Today, I painted the garage door and man-doors the trim color. This coming week I will start putting up the body color.

Looking good! I really like the windows facing the house and the skylights (great idea!). I'm thinking of getting new garage doors put in with windows on the top panel just to let some light in. Right now, I have to turn on the the light just to go out to our freezer. Anyway, what door opener are you going with? Just curious if you're getting a WD opener to go with your doors. I have the one for torsion springs since I don't have WD doors and it never did work right (at least the part where the little boot thingie swivled up and down with each door opening/closing). In the end I adjusted it so that it stays in the down/closed position but still allows my doors to open. Anyway, I must say that after figuring that out and now living for the past year with the WD opener, I really like it. It's super quite and really fast. My other bay is opened with a craftsman opener and the WD unit easily opens/closes the door before the craftsman is even half way through its paces. Anyway, keep up the good work, you're motivating a lot of folks to get back on their projects.

I had a low mileage, eight year old Genie screwdrive opener in my old garage that I took down and kept. The funny thing, when I was getting new door quotes, I would ask about the charge to install my old opener. Many times it was in the $100-140 range. One place wanted $250! In the end, I got a great price on the garage door AND they said they would put up my old garage door opener for an additional $40 - as long as it had the children/pet sensors on it. Couldn't believe my luck.

Sunday, October 7: I'm almost done with the painting. I need to repaint the garden shed as I had a paint mismatch problem early on (long story). I'm hoping to get that done yet this month, but it can wait for spring if need be... My parents are showing up for a visit in a few days, so the next step (electrical) will probably get back-burner'ed until after that...

Been a long time since I did a status on any thread. I finished the inside of my garage last Friday night. I was actually in a state of disbelief. I largely did all the inside work myself (except for the mudding & taping which I hired out). I scrubbed the floor over the weekend, which hadn't been cleaned since I put the epoxy down. (The light spots on the floor are from using a 3M scotchbrite pad to get up some primer, paint, and something tar-like.) I have tomorrow off, so I'll start moving stuff in this weekend and setting up my garage. Lots to do, so I figure it will take atleast a month of weekends. I can admit now that I probably overdid it a bit, but I'm sure I'll enjoy it for quite some time. Here are some photos I took last night...
