I am getting closer to groundbreaking on a 3+ car garage with "man-cave" area. Here's the basic spec.s - 1 fully enclosed small bay for "clean storage" for the GTO. Center bay is 30 ft. deep with a 13 ft. celing for a 2 post lift. 3rd bay is basically 50 ft. deep. All 3 bays are 14 ft. wide with 9 ft. wide x 8 ft. tall OH doors. Have a small overhead out the back of the full depth bay for lawn equipment. Man-cave space is 20 wide x 30 deep with a vaulted ceiling. Small bar/kitchen area and enough room for a pool table eventually. Entire building will be heated/cooled with GFA and central a/c. Floating slab 4" concrete @ 3,000psi with 1/2" rebar on 18" centers. 2" insulation under full slab and around perimeter. Garage will go up this year, new house will follow next year after we re-locate. We plan to live in the garage while our house is being built. My wife is deeply concerned that I will spend all our money on this garage and will have to settle on a mobile home for the house!:) Any glaring "what the hell are you thinking's" from the GJ gang before I start digging?

Well my grandparents had the same idea. Build the garage and then remove the old house and replace it. They lived in that garage for some 20 years till they moved. They did remove the old house but the new one never materialized. Just sayin.

It looks like you have the facilities at the end of the middle bay. Make sure that that is the place you want them when the shop is fully functioning and your in the new house.

I will be a single man if we stay in that garage more than 18 months. I decided to "centrally locate" the bathroom for convenience. I was going to hav a direct entrance froim the center bay but decided I would rather have the wall space. RH bay is wide open in case I need to expand out the back some day.

It's been a while since my last post. Due to cost, I've changed the scope of my build by sacrificing most of the living space and focusing on the shop design. Attached is the sketch of what is in process. 42' wide x 36' deep with a 13' ceiling in the center bay to accomodate a 4 post lift. Right now the walls are framed up, waiting on the trusses to arrive. If I can figure out how to shrink my photos, I'll start posting those as well.

Here's some photos of the concrete prep and finished floor. All areas except the front RH bay were poured dead flat. The RH bay has a floor drain in the center.

Framing pics. Overheads are 9' wide x 8' tall. The LH bay is a "clean bay" for the GTO so I don't have to worry about sawdust, overspray, etc. getting on my Baby;) Bathroom with shower in the front of the clean bay, mechanical room with offset studs for sound deadening in the front of the GTO bay and part of the center bay.:thumbup:

Trusses arrived yesterday. Crane will be on site Monday. In the 2nd pic you can see how the trusses are notched to get the 13' height in the center bay for the 4 post lift (which I've yet to purchase).

NICE Goat! I see why you want a "clean storage" room. My first new car was a 68 442 ragtop. Not quite the same, but it brings back memories. Good luck on garage completion.

CodeRed, nice GTO:thumbup: Solar Red with parchment is one of my favorites. I didn't realize it had been 6 months since an update, seems like I'm on this site every day:headscrat Now that the project is moving along, I'll try to be more timely.

I see that you're out in front of Restoration World. Is there a guy in there named Ray that you know of? Curly gray hair and talks like he is straining to talk? If so, that's my cousin. The last I spoke with him he was working there, but I haven't spoke with him for quite a while.

The main trusses are up with most of the sheeting in place. They should finish the peak, sheeting, and have tarpaper on tomorrow weather permitting.

Ended 2012 with some roofing on the north side. We are getting closer to being closed in which will be nice. I am meeting with the electrical guys tomorrow to figure out all the rough in stuff. I am getting really anxious to get to the point where I'm ordering my 4 post lift and have an outlet to plug in my beer fridge:beer:

Great looking garage. I'm in the planning stages of a 48 x 40 with 3 bays just like yours. I know your center bay ceiling is 13', I wondering how tall your ceilings are in the other 2 bays?

The other bays are 9 feet tall - wanted to match the rooflines with the house I will be building next year.

I really like the idea of clean and dirty areas. We keep the original 3 car as the clean side with the cool signs and decor and the addition is where all the dirty work is done. Makes clean up of the clean side very very easy and keeps your tools organized on the dirty side.

Here's some more progress.......the exterior is pretty well complete except for the front face. The OH doors were installed this week, the HVAC, elctrical, & plumbing is all roughed in. Also got the sanitary sewer hooked up. Insulation and drywall for the clean bay will begin this next week. CodeRedZ, I gave the attic thing a lot of thought and decided against it so I could keep the garage peak lower than the house. I do plan to build storage "pockets" into the attic by putting small doors in the vertical walls of the center bay. Will probably do 2 on each side, use my future 4 post to lift myself and the items up to the opening level. I can't store too much weight in there, probably use it to store the PITA long stuff like extra copper pipe, wood trim, extension ladder, etc.

Started hanging drywall in the "clean bay". I am not sure how to finish off the bottom of the walls. I have about 10" concrete stem wall on the exterior walls. I told the DW guys to run the DW down to the floor over stem wall so it matches the other interior walls in the bay. I was figuring on using a flexible cove base moulding at the bottom. Anyone have a different idea on a better way to do it?

Not sure you would want to run drywall over concrete as the moisture changes may affect the drywall. I've always seen the drywall stop where it meets the block/concrete.

Are you thinking that the moisture would be "sucked out" of the concrete into the drywall?

More progress to report.
Main power now hooked up, drywall is hung and mudded, and the well was dug this week. They also moved some dirt around to get it closer to final grade. I have to talk to the OH door guys.....for some reason they have and extra 3 feet of horizontal track on the center bay door. It doesn't really hurt anything, but I would rather have the hanger one joist span closer to the stop. Hopefully we'll get this thing wrapped up soon, I'm getting very anxious to get moved in.

Made some more progress. My wife and I spent the weekend cleaning the finished bay and applying primer and paint. Got the bathroom painted completely so we can move forward and finish installing the fixtures. The main bay area just got 1 coat of primer. Still trying to decide on the exact stripe pattern.....right now we're thinking 2 tone gray with a white stripe.
