I used this product on my concrete patio 3 years ago and I'm not satisfied with the results. Any area where water pools after a rain is bubbling and flaking horribly, and areas that dry quickly are holding up well. The bubbles and flaking began in less than a year. The areas that have flaked could be touched up with more product, but because the product goes on quite thick a line or seam would still be visible (and of course it will just begin flaking again)

For a garage floor application I suspect it will flake under your door seal, and any other area where moisture will remain in contact with the product.

FYI I was very meticulous with surface preparation.

You don't want to put a water based product, especially an acrylic product over an epoxy floor. As far as this product, I don't know it. I do know based acrylic sealers and there's no magic pill out there that makes one hold up in a garage floor setting. Their claim to fame is the 35% solids. Elite Crete's WCS water based acrylic sealer is 37% solids. I wouldn't put our sealer in a garage as a long term coating. Any acrylic based sealer just doesn't have the strength to hold up as comparable to a good epoxy. Elite Crete's 53% solids solvent based acrylic with MMA is about the only thing I would think of using on a garage slab but being a solvent based material, I never suggest it used inside.

Acrylics are breathable, meaning moisture can go through it. Water based products will whiten out until the moisture passes. Often it will cause lifting of the sealer in wet environments on a smooth surface. More isn't better with these products. They are meant for only thin applications. gene
