Hello all who agree some garages are worth saving

Thank you for having this site. I've been coming here for advice for months. I hope i can get more help because I just have never done this before. I have a decent background in framing and renovating and I'm not a bad inventor but I'm struggling with which tasks to do in what order. My garage has been on jacks for almost a year. it's badly out of square and not plumb.

The slab is broken on the leaning side due to sill and bottoms of studs rotting probably because the slab sunk. I haven't found any footings yet but I can upload photos after i submit this introductory post to let you know I'm a bit shy going into a room of people I don't know but I do feel like I know some of your here and I have to say that this is a very friendly place... good job to all of you Thank you for welcoming me

Welcome. No need to be shy, its the internet lol.

If i could throw a guess it would be fix the slab somehow then reframe the walls and then fix, or repair any exterior sheathing and siding.

I doubt you can jack up the slab but maybe. Possibly jack up or cut out the bottom framing of the building.

Get a concrete saw and cut the slab a foot or 2 from the bad wall.

Dig out a new footing.

Pour new footing and stem wall.

Pour the floor pad back to the wall.

Reframe the wall to the new concrete.

JOD: i'm all for saving old garages especially if not pest infested and it has some great old timbers in it. that said can you post up some pictures (lots of them) of your garage in and out and maybe a few of us can help you or maybe just give you links to threads and members that can.

welcome and you are in the right place so wishing you the best with your project.

man i've written 3 replies and lost them all ... geez i'm just so busy this week and wish i could spend more time here with you... you're so terrific and i need some advice

but i hope the photos will show up and if you can help me flip them over that would be really helpful

one problem I was digging on the other side last night and hit some concrete not where the foundation is but further away to the outter edge so im going to investigate today and see if i acutally have a footing there. Those cracks have been there since i bought this place 20 years but only got significantly worse in the last couple years and this past year with the jacks on it and all the flooding a lot worse in one year. but i have a concrete guy coming this morning to look at it. so i can't be on here long today

the one of the right is mine with the carport there in front. you can see how close i am to the neighbors garage. i'm on the property line so i can't really do much permanent work beyond the wall of my garage. i've tried to get the garage level before putting the metal panels on the carport so that they wouldn't warp or twist or resist straightening the garage after.... i figured get it all square plumb and level then put on the roofing.

I put new siding on that side of the garage last summer and left the top piece off thinking im going to have to put some hole in the wall to wrap chains or cable. plus theres a natural gas line at the bottom from of that wall. This photo and the next show how the carport attaches to the garage and that angled doorway. I've got all that reframed on the ground. i'll take more pics today

I had to remove the shingles and the gutters... and more of the vertical siding.. and to my shock i found that someone had cut and changed the studs like load bearing to accommodate the gutters on both sides of the garage... so i've figured out hot to frame it with full support studs going straight all the way to the carport roof without and detours. i think i'd like to put rain diverters on the front of the garage and skip the gutter there all together plus leave that knee wall above the garage open about a foot to get sunshine and air flow... i wonder about wind shear if that'll make a negative difference. i left the metal roof panel overhang about 10" to reduce rain and snow getting in the carport

I have tons more photos but i can hear the tractor or cement truck so i better get out there... good timing that my neighbor across the street is having an new driveway poured

i'll comment on your pictures and write up after i get back from a few errands and maybe others will see it.

Also since this is an introduction section not as many members even know about it so you might want to have a MOD move this over to the garage gallery section or just start a new thread over there if you have time.

Woody started his thread by raising his 1 car garage's roof so he could put a MaxJax lift in it and he's got a lot of other good stuff in his thread now:

oh one more quick thing when you get back... do i ask a mod to move me or can i start a new thread over at or near one of the links you sent me... i love the results of the first link but i'm in no way planning anything so beautiful. I only briefly looked at both because i've got a concrete guy coming to see about pouring for me out there... the 2nd link i love it already... can't wait to read them. i have got so much information from this site... most of the time i'm just not sure of what order to go in even when i find information that almost fits me to a tee... i just have ONE MORE QUESTION... i'm always the one in the room with my hand still raised... uh teachers, masters, gurus... lol

JOD: I know other members have issues with sideways pictures and maybe because they are posting from their cell phones or Ipad. are you posting from either? i hear TAP A TALK works well for cell phone postings cause some of the members have mentioned it.

i actually take pictures with my cell phone and then email them to myself and save to my laptop to post them. maybe not the easiest way to do it, but it works for me and i'm an old dog.

the old garage looks pretty decent from the outside. whoever framed in the carport surely didn't do it to code and guessing by your comments it wasn't you. hard to believe what's going on with that cement floor. old garage floors weren't poured with very good cement at times and a lot of them were only an inch or maybe 2 inches thick cause a lot were made with cement mixed in wheelbarrows.

if you can get some pictures of the foundation and walls of the garage to show how it's built and the condition of the wood it might help us give you some help or direction. my guess is that the old cement floor just needs to be removed and depending on how the walls meet the floor is whether or not you need to raise the garage or just dig down a bit or possibly just pour a new floor.

it looks like you've got a good miter saw and compressor so maybe you could mention your skill level, but joining the carport and or house to your garage shouldn't be hard for a skilled framer to do or give you a plan. not sure if you'd need a permit cause i don't see a location under your handle/name so go in your GJ profile and put in a state, city/state or country if you like cause we have members from all over the world here. also while you are in your profile click on Avatar and download a picture that will pop up under your name like my old Bison made of old steel scraps and tools does.
