Hi all!

Just found this site recently and have been reading up on all the great garage ideas and topics.

I'm in the final stages before hiring out my garage plans to be built here in North Carolina. Been waiting for far too long to be ready for this and now it's going to happen. This will be an attached garage due to zoning rules restricting how I can build on my corner lot.

It's going to be a 1.5 story, 32' x 24', 11' ceiling. Here's my computer rendering of how it will look from the front view. I hope to share details as the building gets underway within the next month or so.

Here's my current tiny built-in garage. Just not enough room to do anything. Not to mention the driveway is full too.
Trying to work on something in here is like solving one of those sliding-tile puzzles.

Not much progress yet. I'm still working on the architectural drawings and fighting with CAD software to get it to do what I want. They couldn't have made it more difficult to draw a simple line if they tried. Wish I had an old fashioned drafting table and a pencil...

Anyway, the model is starting to take on some detail. I'll start a build thread on this once it seriously gets started.

Great looking building and welcome to the group. You didn't ask for critique but I spot one error that I made that you are proposing to do also. You have 1'8" from the left door to the end wall. That short distance renders that space unusable for any storage and even perty close for opening a car door if pulled straight in. You might consider a single 16' door to gain some distance.

You might also want to move that 28" door into the mechanical area to the head of the stairs so you have a straight shot up the stairs and into the room. 28" is also narrow for some things that you may want to store.

May I also suggest that you move this from the introductions forum to general garage or gallery sections. A lot of the members don't wander into the intro section. You may have to start a new thread.

Thanks for the suggestions Larry.
There are reasons for pretty much every detail of this design. I'm squeezing as much as I can into the space restrictions I have to work with. The built-in garage that I already have will finally get to be used for regular parking and there is a 10 x 20 stick-built shed for yard equipment. So this new addition will be primarily a workshop. There will be a 4-post lift in the center bay and a single double-wide door doesn't work for that as the posts would cut off access to the side bay. I actually tried that design in the computer and the flaw showed up right away when dropping the lift in. I'm not too worried about door to wall clearance. No need to park close to the wall unless I want to. My plan is to make a rule and stick with it, that there will always be at least one bay left open and available. I'll have to make the back wall and the right side do for storage and bulky tools though.

The 11 foot garage ceiling height plus 16" floor joists requires a lot of steps in the staircase. The staircase has to take a turn at the top because a straight access would run into the low slope of the roof by the time it gets to the second floor. A door will not fit there. The "mechanical" area is just mainly planned for the air handler for the HVAC. I'm confident it will fit.

Nice thing about modeling this in the computer is that I get to build it and "walk through" it before the first board is cut. That lets me see if ideas will actually work or not.
