Hi, just joined. My wife and I built a custom house last year that has a 3-car drive under garage. The main reason for this type of house is that it greatly reduces the price for the required flood insurance, but the additional benefit is that you get a 1400 square foot garage. I had the builder paint the walls and ceiling white, put down Sherwin-Williams garage floor paint, and install 7 eight-foot fluorescent lights. I've installed speakers and have a satellite radio antenna, CD player, and iPhone jack from which I can play all my CDs from iTunes via Wi-Fi. Just this weekend I finished installing cabinets, countertop, and pegboard for my shop.

We actually are in a flood zone - 'AE'. We actually had to place our house according to where the surveyor said the flood line was to avoid being in flood zone VE which then requires different construction and, of course, greatly increases the cost of flood insurance.

Does that also mean you had to build up the ground level ? Here you would have to build up above the flood level.
