I've arrived at that of geezerness where often victim of CRS! ( Can't remember stuff) Don't recall what what CRS is more commonly referred to! Anyway, ran across this fascinating forum, looking for ways to improve the garage I'm able to use. 1) It is about a century old, back when a 2x4 really measured 2" by 4"! The framing its best feature, very sturdily built. Unfortunately, on a wood foundation. Not sure, but think the foundation may be redwood based as it's not "rickety" (technical term?).
2) The floor's going to be tuff to seal. It's made up of 2" rock, for a 4" to 6" depth! The rock, I'm told, was put in as the then dirt floor would flood out in the winter, (stuff settles over a century)! Thought about removing some rock and inserting some plastic pallets for a hard level surface to lay/work on. So now, above the winter water table, but the lateral tie-in's (don't know correct term), of which there are three, are now 6' above the 'raised' floor. I'm 6'1.5", so need a bump hat!
Could have been worse. Before came into geezerhood, used to be 6'3" for decades!
3) Does have 120vac power, a big plus considering. Looking to pull in 240vac for the compressor, a definite maybe! The current lighting is four fluorescent screw-in lamps that replaced incandescent bulbs. I'll be wiring in 3 & 4 tube fluorescent recycled fixtures hung from wire hangers. Yeah, they were 'previously owned'! Not sure if I'll have to have the additional wiring 'inspected' before activating.
4) The main challenge is we're retired and renting, so have to sell my planned upgrades as improvements to the owner.The materials, lighting, the additional wiring would be left in place should we have to move in the not foreseeable future!
So, looking for suggestions regarding a working floor, large enough for one vehicle. Have already placed 6 mil plastic film over 15x20' portion to retard moisture ingress to shelving/bench areas. Would thick plastic sheets over the pallets work?
Must say, reading Falcon's garage build remarkable!
