New member here. Plan to be here for a while.

I am in the planning/idea stage of a new detached workshop, and looking for advice before I go too far.

The over all dimensions I have to wrk with will be 30x30'. This is dictated by the property.

12'x30 of that space will be for trailers and have 2 overhead doors on either side.
The main workshop will be 18x30' and will primarily be used for painting, as I am a painter. I am considering a bonus room above garage to allow for an office and overflow storage.

I would like to include plumbing (bathroom and washtub), but that is where I am a little unsure right now.

How do I anticipate plumbing, as the house is 100' away from the proposed building?

How much space do I allow for theses items? Recommended location? Do I need to create a utility room, or can I hide these somewhere else?

Below is a link to rough floorpan, but nothing set in stone yet, except that I need the 12x30' and 18x30' space.
