Help me pick from three floor finishes

I want an easy to clean low maintenance floor that is non slip and not shiny.

I have three to choose from, from lowest price to highest:

1. grind to 100 grit, apply epoxy primer, apply polyaspartic top coat

2. grind to 100 grit, apply Coval primer then Coval Concrete

3. grind to 400, densify, buff/polish in sealer.

What makes the most sense?

Depends a bit on the "use" of the floor. The first 2 options will be more stain resistant but can be scratched more easily than the third option. Coval will stink strongly during application, but dissipates. Polyaspartic will also have an odor that will dissipate.

The shop is combination wood and metal. No welding, rather machining. Some painting. The wood work involves glue, epoxy, and finishes. There will be solvents, but I’m not too messy with any of it. Sounds like the TS210 is ideal for what I do and will save me a lot of money over the three selections I posted in the first post.

So, a light buffing/brushing at 200 grit and apply? I’m willing to do that for uniformity.

From the TDS from the maker TS210 by Concrete Sealers USA:


"For best results, surface should have an equivalent of 150-220 grit resin bond diamonds and be able to fully absorb a few small drops of water within 3-5 minutes."

Would the resin bond diamond pad be used with a standard floor machine?

If non-slip and low maintenance are the priorities, I wouldn’t choose purely based on which finish looks best on day one. Polished/sealed concrete can look great, but if it ends up too smooth or shiny, you may still have the slip issue.

Wow looking at TS210 allgaragefloors site it says the matte TS210 has a good slip resistance rating of .65. They report "Our unscientific wet-slip-resistance testing confirmed that this is the least slippery coating we have ever encountered."
