Help needed - labor only framing bid 34'x54'x16'

Please help me by providing your best estimate for a framing bid (labor only) on garage 34'x54'x 16' (walls).
stick built on concrete foundation and slab.
2x6 construction.
scissors truss, 6/12 pitch.
No roofing, no siding, no electrical.
no felt on roof.
includes the installation of one 16'x12' overhead door and one 36" service door and one window.

Please provide your best ballpark guess as to what I should expect the framing to cost.

The standard process would be for you to call carpenter contractors and solicit bids.

How do you expect anyone reading your request to figure in site conditions or any potential oddball details of your building?

Will you provide the materials (a true labor only bid) or do you want the contractor to do the materials takeoff and schedule delivery?

If you are providing the materials, I assume you will keep the labor clock running while they are standing around waiting for you to run to the store when something is forgotten, right?

Are you providing a telehandler and the trained equipment operator to stand the walls and lift the trusses, or do you expect the carpenters to bring their own? If not to either, more men will be required to do the tasks.

Will you schedule a crane to drop the truss stack on the walls for the carpenters to spread out?

Does providing materals include adhesives, anchor clips, nails and other hardware?

Are you planning to hire a legitimate company with employees that are legal citizens of the USA....

A company that hires illegals.....

A company that hires subcontractors....

Or a couple of sidejobbers that may offer only a taillight warranty? Of course, there are sidejobbers that do nice work, just like there are companies that do crappy work.

There are a lot of variables that will impact your price.

A seasoned and expeienced crew of 4 should be able to complete the basic job you have outlined in about 5 days- that would be 160 man hours. They will probably need another 2 men to help set the trusses with the assistance of a crane or telehandler.

You can expect anything from $30 to even $100 per hour per man on the job if you are truly looking for a labor only price.

As the housing market continues to tumble, labor costs will follow. Finished construction around here was up to 150-185/sf. I would bet that is a dream for most contractors at this point.

Shop around, offer to pay cash if possible and be flexible with finish date, you'll be sure to get a better deal.

Edit: you do not have to use a general contractor for framing. There are companies that is all they do is frame, these are the guys you want to contact.

I did my addition with a labor only guote, just make sure that the contractor is happy with the lumberyard[IOW not HD] and you have a relationship with the lumberyard, so that the contractor can call and get deliveries without any needless BS. No contractor is going to deal with waiting for you to get something tomorrow etc....
