Help with caport

I'm new here and looking for some help. You guys have some great garages and I'm very envious!

Okay onto my problem/issue. I live in upstate NY and have a 21x18 carport (see attached pics). The problem is the carport leaks - I believe it's the little rubber grommets under the bolts that are deteriorated and leaking. I don't want to replace the carport (I've gotten prices and they are out of my price range) so I'd like to get the leaks stopped so I can store my classic car under there this summer.

Does anyone know where you can purchase the grommets? Also, anyone have any other ideas or experience on stopping leaks from a carport? And lastly, any good ideas after viewing the pictures on enclosing the carport?

I would like to say thank you in advance for any and all help/input/suggestions.

The screws are expensive but if it were me I'd just replace them, I like Atlas screws the best they have a cupped washer on t hem that works better at holding the rubber in place.
When I say expensive, probably 40.00 a bag and one bag would most likely do your job

One more thing....are you sure it's leaking? It could also be condensation. These metal carports have a habit of "sweating." If it really is leaking, the new screws with sealing washers as mentioned above is the way to go. If it is condensation, they make spray insulation and also there is a coating that helps with this. I can't remember the name of it though.

Yes it's definitely leaking. I've put caulk over the screw heads last year and it stopped the leaks for a bit but then started up again. I'm going to try the atlas screws mentioned above; going to have to call the company and see what they suggest. I'll probably end up replacing screws and grommets. Then I'll keep my fingers crossed.

Measure the size (both inside diameter and outside diameter). I have a large bag of them that someone gave to me (which may be the 'right' size), and I'd be glad to send you a few hundred if you pay mailing costs (about $4.90)...
