Yes, I realize it is not a garage, but I also know there is some vast knowledge here regarding concreate surface coatings. I am reasonably familiar with garage coatings as I have been through that process 3 times over 18 years with our 2 garages, but have no (successful) experience with outdoor high temp, high humidity, wet environments, especially with a textured surface, so any and all help is much appreciated!
We have a poured textured concrete pool deck at our place in South Florida. Bought the house 10 years ago with everything in place, at the time of purchase, the deck was coated with PPG outdoor concreate stain, which was in good shape.
After about 5 years it started to peel and the pool maintenance company recommended prepping and recoating with the same product. I figured fine, if I got 5 and the previous owner got 3, I'll get 8 or so years out of the refinishing, so I went ahead. Well the recoat job didn't last 3 years, before it started peeling.
Round 2 was a well experienced and referenced local painter who recommended using Benjamin Moore Gator Grip non-skid commercial acrylic floor and driveway coating. They pressure washed the deck removing all loose areas, sanded and primed and put down 2 coats. Looked great.
Here I am only 2 years later with it peeling again and don't really understand why. At this point I think all previous coatings need to comer off, but would not think that the concrete can be diamond ground as it will remove the texture. Beyond that I'm lost and don't want to go through another failed project and the expense associated with it.
