Help with my plans.

hey all!
finally getting things rolling for my garage build in the spring. got my zoning permit back in sept. and in the next week or two im going back over to the town to submit my build plans. this is the first time ive ever done this so.. if you guys could look things over id really appreciate it. id rather not get laughed at.

its going to be attached 20' wide by 29' long... really the biggest i could go without having to get a variance. im looking to do all the work with my father and some friends well... all but the foundation.

let me know if you need more info. or if i left something out.

Hmm.... I think if you're planning on decking the attic you might want to upsize the ceiling joists, plan your attic access well so you can get into it when the garage is full.

Place your wall outlets at least 4' off the floor, I'd go to the top of your bottom piece of drywall if you're finishing out the garage.

I'd add in a back porch light or lighting for your patio, do you ever plan on covering a portion of the patio? Size your panel board for future additions, run empty conduit up above plate level. You might want to add a 220v outlet for a future air compressor or welder. Even if you don't use it, it's a nice little add if you ever sell the house.

Another nice add would be to run some radient tubing in the slab if you plan on working in the garage much. You can add the rest of the system later.

While your drawings are excellent, your building department might want them stamped by an architect/ engineer or even require actual blueprints before accepting an application for a building permit. Your best bet, is to go get the application and see what they require before you submit it. Good luck on your build.

with the attic im gunna us it for light storage. most storage stuff can stay in the attic in the house.

i didnt zone for the patio yet.. really wanted to wait until the garage was finished. im hoping to be able to enjoy it for summer.

ill def. run 220v lol... my compresser would always trip the braker at my parents house.

yeah its funny... when they gave me the zoning go-ahead they also gave me the building permit application. i was surprised they said i could draw up my own just as long as i sighed each one. so i bought some plans for $20 online and used it as a cheat sheet... but it looked so simple thats why i wanted you guys to give it a look over. thanks -mike

Maybe I missed it, but how deep is the foundation? It's got to be a certain depth per code and I don't see it on the drawings.

Also, may not be required, but my architect put the psi of the concrete required, too.

thanks! im planning on 42" footing and 4" slab... should be okay? im sure the town will tell me all about it lol. going over to talk with people for the town is like a trip to the dmv.. but you gotta put on that happy face.
