Help with weather proofing garage, keeping critters out etc.

Hi All,

Brand new to the forum... I wanted to ask a question and get some thoughts.

I live in the southeast, and house has a few garages.. House was built in 2002, brick house, and we just moved in 2 years ago... In the summertime, the garages are fraught with spiders, bugs, wasps, along with dirt. etc...

I've identified a couple of problems, and I believe if I fix them, it should help to weatherproof/bug proof the garage... However, I need some suggestions on how best to do this.. Ideally, i'd like to get it protected from the elements, then epoxy the floor etc. to have a nice clean shop.. at the moment it seems i'm sweeping out bugs etc every other day.

1. replace weather stripping at the bottom of garage... it appears to be original, and I also know that I need to add weather stripping around the perimeter as well. Attached is a picture of the garage door closed and open, any suggestions are much appreciated.

2. as big of an issue, appears to be that there is a gap between the baseboard and concrete floor, and there is a significant amount of debris/dirt that is able to get in from here. I'd like to seal this off,weatherstrip whatever.. Any suggestions? Pictures attached.

1. Make sure your garage door seals evenly to the floor the full width of the door. You may need/want to adjust the door level to have an uniform seal. And yes add the weatherstripping to the door frame.

2. Foam backer rod or spray foam are two options to seal the gap between the baseboard and floor. You can cover the foam with some molding (PVC is a good option).

Also check the alignment of the garage door and tracks so you have the smallest gap between the door and the door frame without affecting door operation.

much appreciated... any thoughts on caulk backer rod? same thing i assume?
