Hi everyone!

I have a dream to build my own garage since all houses in my price range have either 0 or 1 or 2 car garage and even these freshly built houses have pretty tight attached 2 car garages. That's why I'd like to build by own one - nice a roomy.

I already watched 2 dozens of videos on YT and I feel a bit dizzy because of the amount of new information. Unfortunately I don't have ANY experience yet. That's why I'm here. To watch, learn, write down etc.

Welcome to the GJ. This is THE place for information and ideas. Only downside is that if you have some kind of budget get ready to double it (at least :thumbup:).

Thanks! I'd like to build a roomy detached garage for 2-4 cars. I can't buy a house with attached large garage yet, but I feel that building a detached one may save a lot of funds.

Welcome to the party... your tool collection will grow here. This is the most expensive free forum on the planet.

I'm ready to grow my collection of tools and also I'm open to renting some tools that I really don't need on a daily basis like power compactor or power trowel etc. Or even precisely hire those who owns such tools.

Do you plan on buying a large lot to build your own garage?

He is my quick story.

I'm renting. I'd like ti buy a house. Since I like cars and I like to work on my cars I'd like to buy a house with at least 2 car garage. So far I had difficulties in finding such house. It's either out of my budget or too far from work or I don't like the house or the whole place etc or garage is too small. I even checked few new constructions which include attached 2 car garage and found out that garage is pretty small. You can only par two cars there and that's it. No space for working on your cars etc. So I thought that maybe I could buy a house with small garage but with bigger lot and build my own garage there. This seems to be more real because there multiple listing around me with enough land to build i.e. 40x30 garage. I know that 24x24 is not enough to work on cars. And I forgot that I'd like to install a car lift there too. So I need a roomy garage with thick concrete slab (6" 3000 PSI or more). So this is my current plan - to find a good house with enough land close to work within my budget. Unfortunately buying just a land is more expensive than buying a house with land. I checked several land listings and it's also out of my budget plus it'd hard to get a loan for such land.

I work in Newark and live in Pike Creek. Is your work in Newark? If you want land you are looking south, like Middletown, some places with land can be had for under $250k. Or north above me in like West Grove PA, taxes are high and it is more pricey.

Roughly what is your budget? I have lived here my whole life.

Hi! I live in Newark too. Yes, I already learned that unfortunately many houses around Newark come with either 1 garage or even no garage at all. I agree that I need to look more south. I work in Bear. My budget is 250K. Once I even went way south and checked several listings around Dover but it would take an hour for me to get from home to work and another hour back. I can't afford to spend 2 hours on driving every day. I'd say 20-25 mins from work is OK.

So my plan entirely depends on whether I find house with enough land or not. Besides the land should be good for building a garage. I already saw few listings with land which requires a lot of grading or land with flood issues or bunch of trees there etc. Finding a perfect land is tough and I already spend a lot of time finding a house...

Did you build your garage already or are you looking for a house with enough land for building just like me? :)

I am fine with a standard 2 car, it is 20'6 x 20'6 and I don't park in it haha

I grew up in Bear, in Buckley, my parents still live there. Lived in Middletown for some time on an acre, it was nice but I was renting. Finally settled here in Pike Creek and love the area.

Acre sounds incredible! :) Ok, let me read your thread and probably I could use it as a starting point.

I see that HOA may be an issue. Every time I get a new listing I check it in Google maps and in almost every case when it belongs to HOA all houses in that neighborhood look almost identical. No garage, no pool etc. I think that most of folks don't need a workshop or a large garage but currently I'm trying to avoid things like HOA.
