High gloss polyurethane

Considering options to finish almost 12,000 square feet of concrete floor in my new home and detached garage.

Local company recommended a two-component 100% solids polyurethane product that provides a high gloss finish. They will be doing the install. Was told the finish is very tough, but hoping to get some real world feedback. Wondering how the high gloss finish will hold up to scratching over time--pets, furniture, tools, etc. Also, wondering whether this type of product will hold up outdoors and whether I should do the patios.

OK... You need a spec sheet. This one is for a top coat, but I am just using it for illustration purposes. 1 - When comparing like products, percentage of solids is an important contributing factor as to the quality of the product. Its important to emphasize like products. Just because, for example, a urethane, is lower solids than an epoxy, that is NOT a good indication as to quality comparison.

2. How thick is the product when cured based on the proposed spread rate. For example here I would expect 3 mils if they spread the gallon over 500 square feet BUT that number could be increased by 50%+ using more product.

3. Taber abrasion testing is a good indicator of how the product will wear. Understand if you drag a sharp metal object that ways a ton and has a point edge, your going to have an issue.

4. Chemical Resistance. Look at what you use in your garage. Be honest. I've never spilled gasoline on my garage floor. My shed floor is another story But look at your specific situation.

Also remember to ask how many coats and what prep they will do.
