We built a cabin on the hillside that turned into a house.
The only feasible place to put a garage is further up the hill.
There is a loop driveway going down to the house (house is on he outer edge), and we'd like to build a garage into the hill on the other side of the driveway.
The driveway is roughly 30ft wide by the house.
The hill is relatively steep.
The building size I am thinking is 25x50 or so.
3 of the 4 12 foot sections is for vehicles (including a 30hp Kubota L series)
One section will be left for the office and shop.
The office is currently in the insulated basement of the cabin, but we think the basement will become our mater bedroom (cabin is 24x28, and has two 12x12 bedrooms, but wife demands a bigger than a 3x3 closet). The basement gets chilly in the winter (in the summer it's nice).
The garage once built into the hill would have to be backfilled. I think at the height of 10 feet the back wall may even have to be higher to retain the dirt.
I had someone give me a rough estimate, and they said roughly 50K made out of block (reinforced on the back wall). And that's w/o the flat roof we wanted to do... Want to have a strong roof anyway.. What't the least amount of slope we can get away with?
So.. questions
1) is this a reasonable rough estimate?
2) where is the best value, block, poured concrete or manufactured walls?
3) flat roof or no? Will flat roof allow us to build guest space later on the top? What's the added cost (builder estimated around 5K)
4) should I consider doing a 3 bay garage with an office and shop on top instead (may block our kitchen view and bedroom views though, although both are looking uphill).. if we still do a flattish roof, might be OK as house is about 3 feet above grade.
5) is 12 feet per vehicle enough? we have a subaru, tacoma and a tractor.
6) is there a way to take it slow.. e.g. dig out the hill prevent the hill from falling into the hills.. build some sort of roof on top.. oops, that's pretty much almost a garage minus the doors
I also had an ICF guy estimate.. just the shelf.. no roof, and no front framing.. around 35K.
