Is there any reason you could not re-do the frame and make the gate a bi-fold?
Hinge it so the far part folds back onto the part near the hinge.

The total weight would be the same but the lever effect would be less.

Done right, it would give you a "man gate" so you wouldn't need to open the whole 12 feet just to walk through.

That sounds like a really cool idea, but I'm kind of on a budget. I also have to have a lot of concrete installed. Besides, I'm already worried that this guy is going to have a hard enough time figuring out how to install my hinges the way I want them. Not sure he could figure out how to do the folding gate. I obviously hired the wrong guy, but it is what it is. Fancy websites, Facebook, good reviews, all mean nothing these days. Most of it is probably fake anyway. It's just luck of the draw and I drew a bad hand.
