Hiring out the floor

I've got two garages floors and a pool house floor being done next week.

Three car (shop) will get a solid light gray overall with darker gray rectangles under each car and tractor. 4 total. But this will be done as light everywhere and come back and add the rectangles the next day so it'll have at least 2 coats under the cars.

Two car garage and Pool house get the base coat, color chip sprinkles, sand, then they come back and put on two coats of clear.

They also grind every floor they do, which I know the shop needs it due to cracking, which they'll fix as well. The two car was tested and seems to have a bit of sealer on it (I don't recall a sealer being put on it but...) they'll grind it anyway.

Total sq. ft. is 1750, three different styles and colors between them.
My estimate for materials, renting the diamond grinder, and Chiropratic visits afterward came to about $2000, they'll do it all for $3800 and take care of moving all my stuff out and covering it.
They estimate 2-3 days to do it all where as it'd take me 2-3 weeks. And they warranty it.

So, does all this sound ok? :headscrat

I decided to go with racedeck, but based on my previous floor painting experiences I would have to say that a professional with a warranty is a great way to go.

i think the whole floor in epoxy is too slick especially if any liquid, even some dripping rainwater, gets on it.

$3800 is a good price. Some places wanted more than that to do my 800 sqft floor.

What type of epoxy are they using?

Not sure the epoxy brand or anything really. They just happen to be about the only one in the area doing it.
After talking and meeting the two brothers (twins) turns out we went to HS together in the 1970's
But that didn't effect the price as they'd already quoted before we realized that. Don't think I was ever mean to them since they were underclassmen. :dunno:

Said they've done over 2500 garages in the general area. I like the fact that he diamond grinds all floors first.
I'll pretty much empty the garages over this 4 day weekend, I'll try to get some before and after pics. They're suppose to start next Wednesday.

I did my 500 sf garage for about $1200. I was getting quotes at around $4 per square foot.

I'd say $3800 for 1750 sf is a great deal if they do good work

I'm in the same area as Snorvet - about 15 miles away. $4 a square foot is the lower end of the bids I've been seeing the last few months for commercial projects. Latest bid for a double broadcast epoxy with urethane topcoat system was right at $4.50 a square foot (but that was a 12,000 + square foot job - there may have been some quantity discounts involved).

Make sure they finish surface has a non-slip texture to it when they are done. An epoxy floor with standing liquid on it is a slip and fall waiting to happen.

I'd say that if you're comfortable with the contractor, their warranty, and the product then go for it.

After spending about 24 hours total :wtf: grinding the sealer off my 1600 sq ft floor in prep for epoxy, I would now say that is a good deal! I did see that Home Depot wants $2.00/sq ft for there contractor to apply Rustoleum Epoxy to a floor. I bet that does not include grinding sealer off! How nice it would have be to just come home from work and have it all done......
