thanks Jim. I have only had one estimate for repairs last fall, i feel it was high, and now that its starting to warm up have started to call other contractors to get additional estimates. One stopped by yesterday and i have a few more this week. Rather than remove the asbestos shingles i think we are going to take a containment approach and put a steel roof on top of the existing. from what i have read this is the easiest and most cost effective way, and actually more preferred by the EPA since it doesnt put anyone at risk by removing it.

The only thing I see is that I would add one or two more outlet boxes on the garage side of the wall between the garage and the shed, and on the wall behind the drill press/grinder area. And you probably intend to do this, but I would use double boxes only, so you have 4 outlets in each box. It is like lighting, you can't have too much. And of course you need one of these :

Thanks Martin, PS LOVE THE SIGN!!!! using 4 outlet boxes was the plan, but just didnt articulate it.

I kind of intentionally left a long section in that wall void of outlets but had outlets in the ceiling instead.

What i would love to do is be able to have a movable/folding wall of some kind there, so i could open it up if need be. since i am limited in space, i would love to be able to put the 912 on wheel dollies and move into that room to give me space, say, when i need to do a project on the 328i or the wifes subaru. the room is just big enough for the 912 to fit, should i need to create space.. of course i have stuff in there that would need to be moved (basement is a possibility as the cellar door is just opposite to the side room.

i would need to figure out what to do engineering wise to be able to open that section up and take out the wall, but i like the idea of having the option for flexibility..

Perhaps encapsulating the underside of the roof with spray foam might not be a bad idea once you address the topside. With the plus of keeping you warm in the winter/cool in the summer.

In terms of the sign you could probably make one with vinyl graphics pretty easily.

I got the sign in Bremen a couple of years ago, very heavy enameled steel, brass rimmed eyelets- very German! Looked online for something like it for a friend and couldn't find it. And having the ability to move stuff around is really good. I had not thought about it much until I read a number of posts here, now almost everything is on casters and it is a HUGE help.

Your place is very nice. I like a vintage garage and I'd have to keep the old workbench.

You'd posed a question regarding your layout. Have you thought about increasing the footprint to include the overhang over the door to the lean-to? You could eliminate the one next to it going into the garage and that would free up some cabinet space in the garage and allow you to gain a few more sqft of space in the lean to. Just a thought.

Thanks Steve! I haven't thought about doing that. It's not a bad idea but since its so narrow, i dont know if i would like a cabinet on that wall where the door is in the main garage (I could but i would hit my head... i had a one car garage at the old house that was narrow and i had cabinets on the side that i constantly slammed my head into.. i dont want to go there again lol. here is my old one for reference http://www.garagejournal.com/forum/showthread.php?t=204389 ).

It would add some square footage to the lean to though, thats for sure. i think my only other concern would be how much it would take away from the patio -and my ability to pull a car into the back yard. there is no parking on my street so during holidays (thanksgiving or christmas) or parties, i use the back yard to help with parking space.

If you use the current post as the corner, you wouldn't change access to the backyard.

I hear you on the cabinet not working in the corner, it could just become a solid wall. I didn't realize how narrow that corner was and thought of how I use mine.

some updates:

contractor hired and structural repairs and new roof to be done in a few weeks.

Also i checked with AEP and the city and new electric should be pretty straight forward:
instead of worrying about upgrading service to the house and then to the garage, I will run new service to the garage. there is an alley next to our neighbors house with a pole and transformer right at his back fence line and the line from that transformer runs right behind the garage. AEP will require a $50 deposit, and the city will require a $35 permit, but other than that all cost is in the equipment and labor, most i will be doing (my uncle, an electrician will check my work when im done).

also someone quoted me $2000 to tear out the old pad, and pour new... 17x25, goiing 4" deep, using rebar (he said if there is no block under there he would have to use mesh... concern is that the garage is 100 years old and probably doesnt have block). he would also use a vapor barrier. does this pricing sound right? i have had quotes much higher with out even tearing out the old pad.. im concerned about it being too cheap and corners being cut etc.....

That price seems a bit low for roughly 16 cubic yards of cement (425 square feet at 4" deep gives ~142 cubic feet or ~16 cubic yards) especially with tearing out the old. I think a typical delivered price for the material itself is about $125/cubic yard so that doesn't leave much for labor!

Phase 1 of the garage project is done! The new roof is on the garage, and some structural repairs were made. when we bought the home, the house was exactly what we were looking and in great shape, especially for its age. the 100 year old garage had seen much better days, but had tons of potential. im looking forward to removing the several buckets we have had collecting dripping rain water in the garage since we moved last August.

next phase is electric. going to run new service to the garage (a lot cheaper and easier than one would think). after that we will do a new pad, then insulation, dry wall and paint inside and out. debating on new doors as well... this is a multi year project due to budget. my hope is to have the electric done by the end of fall, and the pad next year.

New roof looks good. How many prices did you get and the difference between the high and low price?

Is there another inside door from the garage to the addition? I think if you add walls to the front porch area you can get rid of two doors and have one exterior door and maybe a small foyer with a chair/bench for breaks?

I got a few. this was 2300 to repair the termite damage to the top and bottom plate and wall joists, some rotted out siding boards on the side of the garage on both sides (due to someone removing the gutters), and new roof.

I had some for 3000+. last year i had a quote for new roof, necessary repairs, and new pad for 7500 (2k for a new rubber roof on the flat section -they claimed there wasnt enough pitch for steel but there is, 2K for steel on the main roof, 500 for termite repairs and 3K for new pad).

the work wasnt perfect, but good enough and i can touch up what i didnt like on the edges of the roof. I will be installing gutters in the next few weeks (have some big projects at work taking my free time though).

There is not a door connecting the addition to the main garage. I am leaning towards that, or some how knocking that wall out and having a movable wall where i can close it off or open it up as needed for space.. but i think thats a pipe dream. I do like them being separate, especially since the sand blaster, bench grinder, sanding belt, air compressor, and eventually drill press will be in that 2nd room. i like the idea of the garage being a 'surgically clean area'. not literally a sterile environment, but no sand blast materials, no ladders, bikes or other stuff thats not car related. im going to be doing mechanical work in there, detailing, eventually body/paint when i restore the 912, so keeping it clean and dedicated to car stuff. that being said, i dont mind the separate doors.

Did they shore up the foundation for the lean to? Down here in Texas they use posts (about $500 each installed) under the slab to level things and they do a great job.

There was never an issue with the foundation, there was just termite damage along one of the walls.

About a month and a half ago i bought a brand new but damaged snow blower for winter. It was normally $500, but it was on sale for $50 because the gas tank mount was damaged. has electric start, 4 cycle and all kinds of goodies.

after taking it apart we found the gas tank was damaged too. So I ordered a new gas tank, and then using a drill to make holes and zip ties, we fixed the mount in short order.

After starting it up I found it smoked horribly, and found the carb was flooded with oil due to being tilted on its back when we brought it home (oil leaked everywhere but didnt realize it got into the carb). I spent another hour disassembling and cleaning the carb out, and it was good as new, and runs like a champ!

Its great to have a place to finally do these kinds of projects!

it's been a busy summer. as mentioned earlier we replaced the garage roof. Over the july 4 weekend my neighbor and i replaced the gutters. it made a huge difference in keeping the ground around the garage dry and was definitely needed.

I also took advantage of that weekend to detail the wifes subaru. her birthday was that weekend so i figured it would be nice for her to go out looking sharp

This past weekend i finally had a garage warming party and invited some of my 912 friends over for a BBQ. We went on a drive and then came back for BBQ, booze, plenty of fender fondling and bench racing. a good time was had by all!

Hi Rich,

no major updates as of right now. It's been a busy fall. Garage funds were put on hold and re-allocated to our honeymoon. We had an amazing time in Rome, and truly the trip of a life time.

Right now I am super busy with work, and I am the chairperson of the organizing committee for the 912 Registries national event on the east coast for 2015 -so thats taking a bit of time these days.

Its been a busy last few months but finally getting back into the swing of things. I am working on an idea for a wall mounted folding work bench -something to collapse when two cars are in the garage, and to pull out for bench space when i am working on a project with one car in the garage. I hope to start building that soon.

Once spring comes I hope to dive into the electric.

in the mean time i have added a few extra lights, this time above the work bench (i have several more to add after this - it's a marathon, not a sprint)
