Been browsing GJ for random info, guess it's time to make the intro thread. Moved away from the city for peace and quiet with our little farm. I do auto work and the wife breeds horses so we consolidated various expenses into this place.

Technically my "day job" is real estate investment after retiring from construction equipment rentals but it's barely a part time job considering actual hours worked. After working 12+ hrs/day for so long I actively seek out things to keep busy.

Shop build is making progress. Nothing special, just a 40x40 with 20x40 attached carport, 2400sqft covered slab. Waiting on overhead doors to come in but I've already exited my previous leased shop space. Under the lease I knew we were going to move so I've still been working with jack stands and "just enough" tools.

I plan on adding rigid foam boards for insulation and running my own electrical on a 200A panel. Then coating the slab this Spring when temps come up. I have a Quick jack but really need a 2 post... kick myself for selling my old one. When budget allows a mini split will go in (hopefully before Summer).

I just did a polyurea coating on my cargo trailer. Definitely takes a little more time to harden (2 days) in the colder weather, but totally do-able in TX right now.

After much consideration and budget analysis I've ditched the idea of rigid foam board and went with spray foam. 2" closed cell on walls with 5" open cell on the roof. Prices of rigid foam, sealing tape, renting scissor lift, individual cans of foam, TIME, etc came close enough to $7k foam for me to pull the trigger.

Have a few areas to seal up around roll up doors. Looks like a can of foam and weather stripping should do the trick well enough for a working shop. Next steps are calling an electrician to run power, calling a plumber to run water, adding interior walls (only first 8ft), then run interior plumbing and electrical. Running utilities exposed for future modifications, expansion, and repairs easier.

Big part of the budgeting decision is time. Finishing a customer job with flashlights last night confirmed I need this shop rolling ASAP. 3 more jobs lined up in the last week. 1 unusual LS swap that'll take time and fabrication, 1 moderate job upgrading a newer Challenger, and 1 repair for a newer Camaro SS. So close yet so far to finishing my project STI before getting back to my Camaro adds even more weight to it.

I did same insulation on my small shop and added an inexpensive mini split. I can keep it pretty comfortable year round. I used. d
Daiken MS. They’re pretty close to your location. Not sure if they sell anything there though, certainly not to the “public”
