I'm in the heart of the Texas Hill Country and you can get the house described by the OP at prices from $200K to $1.5 mil. Beyond all of other reasonable points made it boils down to location, location, location...................

Depends... that house around here is typically $300k, but hard to find that much land at the beach proper. Move 30 min south, southwest into the Pungo area and you can get tons of land.

Ocean front that fits your description is $1.6 million...

Location would mean alot here in the mnts. of Va.A 2k sq ft w/garage as a fixerupper with no view....probably a buck fifty(dated kitchen/baths).Throw a nice "tailored" home with a slight pedigree and a view,would tear the heck out of a 400K bill.The best value here is in late 50's through late 60's,toss in manicured landscaping,in extremely clean,quiet neighborhood.Worst values are the Do-Dah semi-gated(you get the little shack,but no actual gate),all look basically the same,McMansion wanna be's.........you know,"my deck is bigger than your deck"sorta places.These folks just don't understand how contractors prey on this class!Best of luck,BW

hello everyone. Interesting input.

A couple clarifications: I'm not trying to figure out how appraisals work, not looking to go to the bank for a home eq. loan, am not thinking about selling, generally am not looking for an education on the topic in general. Simply curious to hear real life examples of how different money really can be from one place to another.

I love that show House Hunters.. and we always see stuff like "Joe rakes the neighbor's leaves for a living, Jane is a substitute elementary school teacher, their budget is fourteen dollars... let's see what they can find!"

And then Joe and Jane move into the nicest house ever with a huge detached garage and barn out back, and it's sunny all the time, and the dog comes with the house and is trained to get your slippers and newspaper and coffee each morning. :lol_hitti

Anyways, in the very first post, I compiled all the results so far in case you're curious to skim them.

I'll go off a normal 3/2 in my subdivision. I purchased my home for 196,000 in 2007. My neighbor purchased her home which is identical to mine for 178,000 2 years before I bought mine. My builder and I agreed upon a sales price with about 25k or so upgrades for the asking price and my neighbor has added on top about 35-40k in upgrades. She listed her house on the market a month ago. Realtor came by after doing her comparables and saw that a recent builder in our sub knocked 100k off 3 of his homes to sell for 127k. They were distressed sales, he was being foreclosed on all 3. So, my neighbors realtor said she needed to list her home for 149k and sell at 127k, mean while never mind that 4 years ago she bought the house for 178k and added 35k in upgrades which includes a finished basement that they did themselves. Neighbors realtor told her that her home would appraise out at 237k but no way could she sell it for that, so she must list and sell for lower b/c thats what the foreclosures sold for.

Why should she or anyone list their homes for the pricing that the builder took due to his inability to manage his finances and build homes when he shouldn't have built out? This is where my appraisal experience just makes me scratch my head..

This was my "exact issue" when I sold out in Kentuck last month..

Bought for 136,000.00 made 40,000.00 cash improvements. Sold for 134,500.00. Builder was selling homes for basicly what he had in them.

About 120~180K in west Texas, depending on location. We gots lotsa space out hee-ya. Some of the counties out this way are pretty thin. We live in Taylor county, which is the "big" one with about 127K people in 915 sq/miles. Next door to the west is Nolan at 15K, 911 sq/miles and next again to the west is Mitchell with 9200 people in 910 sq miles. Buy right, no neighbors.


What does everyone do (work) to make a payment on a million dollar house. I want to work there !!

?million dollar house? Per the 2000 census: "The median income for a household in the county was $34,035, and the median income for a family was $40,859. Males had a median income of $28,964 versus $21,021 for females. The per capita incomefor the county was $17,176."

You want to make money here, you own a business that makes money, work the wind farms or deliver babies.

Silicon Valley varies from expensive to stoooopidly expensive. A 2000 sf house will be on a 8000 to 12000 sf lot. Asking prices will range from about 650K in a place you wouldn't want to live to 1.7 million in a very nice neighborhood with great schools. Those prices are a major reason lots of people commute an hour and a half each way to jobs in Silicon Valley from

i think the price for rural manitoba is a little on the low side, especially with the 30 min drive time.........probably at least a hundred grand ...........maybe thirty mins to the city ring road but at least another 30 in rush hour to someplace close to the city center of winnipeg............prices are still pretty good here but the average wage is lower in this area too compared to the rest of the country.............and yes we are north of north dakota..........i would be surprised to see something of the size and a quality home for less than 150,000 cdn, at todays prices...........add a shop of decent size, not a garage and easily tops 200,000..........i have been looking on occasion.........boyd who [ al gingles] seems to have made the right decision at the right time............:beer:

For a house like reiferman listed would go for around $225,000 in our area but could vary by $50,000 each way. It would depend on if it was in a development or in the country. My house is a 3 bedroom, 2 bath, large litchen, 24x24 family room, 28x32 detached garage, 2 car attached, a 12x16 cedar sided shed, and a completely finished 20x20 building for my wife. The last appraisal was in at $189,000 before the new building for the wife. According to a few realtors they would list it for around $210,000. But what makes it tough to appraise is the realtors and loan companies go for comps in the immediate area. All the comps go for less than ours as they don't have the ammenities that ours does. When there are no comps, your price automatically comes down.

People always talk about "location" when buying a house. Location is good, but timing can play a major factor as well. We moved just before house prices tumbled in Calgary, and just before prices started to rise out here. Gotta love it when a plan comes together. :thumbup:

For Houston, I would have to say $180K. Someone above posted $100K, which I think is doable until you add the 1 acre requirement.

sometimes I think I need to move :) the highest on the list so is $350k and for the house described that would 350k would be the down payment in Santa Barbara.

Wife and I have talked about moving lots of times but we find temps in the low 40s freezing and everywhere we think of moving is now below 30, no way we are doing that :) :)

Good lord, that doesn't even exist here... an acre of land! SO lets see here, the only place to get a job is downtown Honolulu. Traffic is so bad that 30-45 minutes away is roughly a 5 mile radius from the center of town. IF an ACRE of land could even be obtained it wouldn't be flat, it would more than likely be half on the mountain, your talking 2-4 million dollars or so if not considerably more for that much FLAT space. Hell the median home price here is over $600,000.00. You can't even get an apartment with 2k sq ft and two bedrooms, that isn't crapped out, for less than a cool half a million.

You guys are "house spoiled" :)

let me put some zeros on that $4,000,000.00 just for the sake of.

Yeah, I was raised in Needles, I moved away from stoopid heat but I always tell people that is why I don't like cold, I was baked as a youth.

You're telling me the one mile of coastline is going for a cool half a mill? I bet if you put up shop in seabrook, right up cozy in the marsh next to the nuke plant, you could get "land" for less than a tenth of that! :)

Furthermore, it would be "wicked" cheap!:thumbup:

$400,000.00 for the few homes that match your description -- they would be ten miles from the coast, real close to the everglades.

$200,000.00 if you change the size of the lot to 1/4 acre or less. That price home might be 2 miles from the ocean.

My home is priceless to me. It's paid for and located two blocks from city hall on a half-acre lot. The house is modest size 3-bedroom, 2 bath:

1,680 square feet under air living space
700 s.f. attached 3-car air conditioned garage
340 s.f. covered patio next to pool
126 s.f. covered front porch
2,846 s.f. Covered or enclosed living space


1,668 s.f. screen enclosure on the pool patio
610 s.f. open patio next to pool
264 s.f. detached workshop
2,542 s.f. Unimportant space

To me it's priceless because it's paid for and it has everything my wife and I need in a house and none of the stuff we don't need. I need a 3-car garage. My wife needs a big kitchen (with speed-dial phone for take-out), great room (not living/dining/family rooms), big master bedroom and bath. Beyond those needs, I got a workshop and my own bathroom and office; she got a guest room. We also got the pool and patio, which is actually living space for most of the year.

Gummint says it's worth $272,542.00 (down from $405,764 two years ago). Tax bill was $2,811 this year (with no state income tax, that's not too bad). Full time police and fire stations are within 1/2 mile so it's reasonably safe. It'll be for sale after I move underground.
