House PLans HELP

First time post,

I am looking to build a house in the near future and was hoping to tap
into all the knowledge that exist here.;)
I am looking for house plans that incorporate a huge attached garage.This is going to be in Massachusetts.Any and all help would be appreciated.

Google house plans and start looking at house plans. You can increase the size of the garage in most instances. You can go with a detached garage if you have the room and budget and then the sky is the limit for your garage/shop.

Like Mr. Wilson suggested. Check out your local building codes. Talk to some contractors for input. Just finding some plans is not going to answer any questions or problems with local codes, environment problems or restrictions. Do your "home" work first!

Take a look at Donald Gardner Architects. Awesome house plans! They have magazines at Walmart and most large book stores. dongardner.com

does your area do a home show in the spring? when we were building we went on every home tour show for 2 years, looking at the homes in the style we liked to see what they were like in person vs. in plan magazines. our original choice looked good on paper but horrible in real life...anyway, home shows are a good way, or just drive around til you see something you like then match it up with a plan in a magazine...most are pretty similar if you ignore porches, dormers, etc. Generally, bigger homes have bigger garages, usually 3 stall, but i've seen ranches with 2.5 stall where the .5 is really a workshop...

edit: around here it's called the parade of homes...may be a regional thing.

If I get the gist of this, the OP is looking for elevations that show big garages attached to the house. Not many boilerplate plans will have this as a feature. I've worked on houses that had a lot of garage yet the front or side elevation is in proportion. It's easy to let the big door to the garage overwhelm the house lines. The designer has to take a larger garage in consideration and maybe increase the size of other elements to counter. The entry would be a good place to do that, or an opposite wing that has features to draw the eyes away from that motorhome door.

I don't know, is this what you want?

Go on-line to your city or town website and read the zoning by-laws. This will provide you with setbacks from the front, side and rear lot lines as well as any size and height limitations imposed upon you. Also while your on their website check out the map for wetlands and/or flood plain. There are restrictions as to how close you can build to a wetland and a flood plain. Do you have town water and sewerage or will you have a well and septic system? They have to be separated by specific distances from each other and from any structures you may build. When you finally decide upon a building plan, stick to it; try to limit as much as possible any change orders. Are you planning to contract out the entire job or do plan to either contract it out yourself or do the work yourself? If you intend to contract it out, seek out a reputable contractor. He may already have plans or an architect that he likes to work with.

Here is a tip. Built my own house / garage. Built shop. Now in the framing of new 1800 sq ft garage. You thinks it cost ***. No. It really cost xxxx. Remember this one !!!!! And. Engineers are not always right. They just make the project cost more !!!!!!

They make a mistake and charge you to change it. I won't build anymore because we can't stand 2 toothpicks together w/o an engineer.

What kind of and size lot do you have?

What is the governing authority?

What is your zoning?

What uses do you have?

Are you married? Kids? Number and ages?

Other interests and needs?

Wife's desires in all this?


Etc. etc.
