I have a 2500sq ft garage I was wanting to heat and cool. It is all insulated.
The contractor is saying to use a 2 1/2 ton split unit. Will this be big enough.

My 2500 sf garage (12' ceiling) is super-insulated, and I cool it with a 3-1/2-ton (42,000 BTU) Mitsubishi ductless mini-split; maintains 75* with no problem at all when it's in the 90's outdoors. I have separate heat (see my post in the "Heating Garage" thread).

Read down about my thread. I have 1500 sq ft with 10 ft ceilings and my two ton at 800 cfm does not cut it for me. Yes it will keep it cool but it won't pull it down if it is above 85f outside.

It sounds to me that you would be looking at a min of a four ton or even a five ton and 1300 cfms. Good luck.

My new tiny (by comparison) garage is about 550 sq ft. I've got a 1.5ton heat pump just installed, garage is fully insulated should be plenty for me.

We're going to have a total of about 400,000 btu's split into 3 zones (3 units) :)

Still working on A/C layout and ducting, as it's directly correlated to the lighting design.

We're using that shiny spiral ducting, should add a nice look to the ceiling area.

16.5' walls, 4850sf floor, 900sf 2nd fl lounge, its a lot to heat, and not sure if we're going to try and cool off everything, maybe just the lounge.
