How long should the warranty be?

Howdy, I have a fairly new garage addition that I'd like to get something on the floor. A local company is suggesting an epoxy, full flake and then a clear over that (sorry forgot the exact name of the top coat). The company is stating a one year warranty. This this sound about right? Also they are saying with the coating and grinding the concrete approximately $5.30 per square foot. What do you guys think about this?

A year is not long, for a pro job - when looking at it from the customer point of view. Likely what the products your guys use will offer.

I would make sure it is a quality material, 100% solids, etc and not some box store kit, and you can read here what most of the vendors spec for their DIY customers.

IS the local company a flooring/surfaces outfit who does epoxy, or just a contractor?

I would ask for references, both in warranty and out of warranty and see what those folk' experience with his work, is.

Do not hang your hat on a warranty.

The fine print will exclude the installer from just about everything.

Look to services like Angies List for good reviews and happy customers. Worth far more than a warranty.

Thanks for the inputs. As far as I know this is the only company in town that does this. I have been reading this site for quite a while so at least I have a good understanding of what is required for a quality installation. Talking to them it sounds like they know what they are doing. I'd do it myself but my job is much busier in the summer and I'd like to get it done prior to the winter months. I will definitely ask for referrals. The company is a major concrete contractor here that does a lot of big commercial projects.

Maybe consider tiles? Our solid PVC Supratile is virtually failure proof, and less money per sq foot. It's industrial grade and might be a good choice for your location. Easy install too, and helps to keep the floor a bit warmer in the cold.

We would suggest in AK to glue it down with our adhesive due to the extreme cold.

25 year warranty for less money....

I started an epoxy company and have been battling the "warranty" question. I think a warranty is a total sham because companies will blame all peeling on moisture or the concrete, they won't cover scratches or chemical spills, and if you are getting hot tire pickup then they really did a piss poor job in prep and do **** work.

I've been beaten out on a couple occasions by companies offering a "lifetime" warranty on coatings that are 1/4 thick as mine. My floors will prob last decade or more unless you go out of your way to damage them. Nonetheless I'll probably start saying I will match any warranty of my competitors. If my floor doesn't peel up in the first week (none have), it's going to be there for the next decade.

We can't give an opinion on price because we don't know the materials involved. I could do a floor for $.50 a square foot in materials or $6 a square foot in materials, so obviously the details will make a big diff. But a one year warranty seems like ****. Maybe the climate is super tough on floors in AK and they only last a year. In that case I wouldn't do anything to it.
