how long to lay shingles...?

Hi

Can someone give me an estimate of how many hours it would take an experienced person to roof a garage (include drip edge, paper, ice protection, ridge vent and shingles) on a "new roof?"

2 ridge lines which results in 2 valleys...20x28 footprint on one section and 16x36 on the other section...

Just looking for rough estimates of 1 experienced person working alone, or with limited help...like 20 hours? 40 hours?

Including factors that may increase/decrease the time would be great too.

Single highly experienced roofer should be in the 15-20 squares a day range. Other factors would be shingles boomed/lifted to the roof or is he carrying bundles up the ladder

I figure a 24x24 should be done by a pro in 2 days start to finish. I have seen roofs getting done in one day around here if the contractor has all his ducks in a row.

It took 4 guys approx. 2 hours total to roof my 17x26 footprint. (8/12 pitch Hip roof, no valleys) They should be charging by the square, not by the hour.

I had my 24 x 30 done last year, it took 2 guys a complete day to do the hole job that's strip off 2 layers of old roofing prep the old surface, install ice and water, tar paper and then shingle with the 3d shingles.

My roof is getting done in 2 weeks, I have 33 squares and was told they'll be working from sun up to sun down and be done in a day

I had 64 squares replaced last year. Tear off and sheathing was already done. They took 3 days total but time-wise it was about 2 full days. They had a delay waiting for the shingle delivery (rooftop) and messed with some vents longer than anticipated. That was a crew of 4. An experienced roofer will sound like he's got an automatic weapon going up there. My first roof project was a comp shingle 14'x18' shed and I was able to do it in a day.

As always, it depends, in this case on the manner in which they lay them. To me roofs are another area where the typical contractor mentality of "faster is better" just plain *****. Personally I would find either an old timer or someone with illegals who might be willing to hand hammer it - well worth the extra money as the roof just plain lasts forever. I know many hand hammered farm houses with roofs that last 30+ years without issue, compared to the neighbors who are replacing their "new" 18 yr old roof that was gunned to death.

The people I have in mind to potentially do this for me are not the "typical" contractors. They work on their own and rely on word of mouth advertising to get their next job...they have done work for me before too and more than likely will do more in the future...just trying to figure out cost as I'm running low on energy, time and knowledge...plus I'm not real fond of heights and the 7/12 pitch side makes me nervous...

As a bonus they are more than likely willing to let me help (as long as I can find the time)...I can hump shingles up the ladder as he/they are getting them straight, laying them, hammering them, etc...

The 15-20 sq per day figure is nice to know...and I know it won't apply to everyone and every situation...

I pay by the square.
$28 per square.
That includes felt, flashing, ridge vents and clean up.
I don't know how fast they are but they are very fast.
They use guns and they use ropes instead of toe boards.

Did my 25x30 from raw wood to top cap in six hours with a hand hammer. Included carry up, felt, ice shield, cutting the caps. And I'm just a plumber. Do it yourself. Get your blood flowing.

I like to do my own as well. 3 tab black with sparkles, 30# felt, white alum. edge metal, ice and water at eaves and continuous ridge vent. I'm slow, methodical and enjoy the process. It's satisfying. Oh, and always strip to a bare deck. Never 2 layers.

Can't help you with a time but when I had my house roof redone after 18 yrs I had them put ice shield all the way up to the peak, as I had ice backup a few times. Even with new ventilation I still wanted the full ice shield up to the top, should never have another leak, and not much more money. Plus the contractor did not question my request, which I hate when they do, as it is my money.

My Wife and I did my 24x48 garage in 4 or 5 days, working only a couple of hours a day before going to work on my day job.

I had my small garage (22x24) shingled as couple years ago. The guy came by himself,stripped the roof (2 old layers) removed the wooden rain gutters,replaced the facia board with treated lumber (siding in the future),cut in a ridge vent and laid waterproofing around all four edges,shingled the roof with lifetime fiberglass shingles, and never left a nail on the ground. under (2) 8 hour days by himself.

Later had the same guy come and cut in a 36" door in the side wall, remove 4 windows and frame them in,install foam backer board,install vinyl siding. (3) 8 hour days by himself.

Had my house done by same guy, (22x24) two story with a 7/12 pitch roof. Removed 2 layers old shingles,cut in a ridge vent,installed waterproofing around edges,(8x12) sun porch,(4x5) door overhang all waterproofed. installed the shingles,(1) 8 hour day alone,(1) 7 hour day with his 15 year old son. Haven't found a nail yet.

And he hauled all the old material away each day he worked. When I got home from work each day the yard was spotless. He didn't have to come back for anything. Nothing ever touched the ground. It all went right into his truck as it was removed. All done with hand tools.
I just love honest hard working independent contractors.

I may be reading things into this, but are these non-typical contractors licensed and bonded and insured, will they pull the proper permits, will they have the proper safety equipment and so on? Also, if you read the fine print on shingle warrantees I believe many of them aren't valid unless the roof was installed by an 'authorized' contractor.

This is not to say they can't do a good job, but you may be leaving yourself open for problems later.
