Have a concrete 8 x 18 room under a porch. Hollow core support covered by EPDM sheet and then poured the porch over that so it doesn't have any leaks but the top gets condensation in the winter. Thought about sheet foam but spray foam seems like it would seal better and a lot less work - would have others do the spray foam. Thinking electric pressure washer when the weather gets a bit cooler so I can ventilate it without loosing all my AC. And then maybe fill the bubbles in the walls although it doesn't have to be perfect. It's about 9' 6" tall so am thinking a ceiling at 8' so I can get some insulation down to that level. That's slightly below where I can see traces of darkness in the outside corner from condensation. Ground level is about even with the current ceiling. Insulating the top will likely make the walls cold a little further down but didn't want to have a step in insulation half way down the wall and wanting it to stay a little cooler that the rest of the house so some ground coupling thermally should be helpful. Plan to do epoxy on the floor.
Main questions are about cleaning the concrete and how to smooth the wall slightly and what to finish the walls with. Ceiling I'm thinking drywall but open suggestions. How long does the concrete need to dry out after pressure washing?
