Greetings one and all from a new member to the forum. I am a retired Journeyman Lineman just living the dream on a little place south of Santa Fe NM, near Lamy and the Amtrak station. We have been building a new garage on our place and it's coming along nicely, now getting ready to decide on some of the finishes we will use. My wife and I have built the entire garage and a large covered patio pretty much on our own over the past 3 years. We did contract out the concrete work, the stucco finish and a PVC membrane roof, but we did literally every other part of this as DIY.

So far, it's been a lot of hard work, but fun, too. We added a 32' x 40' garage to front of the existing oversize 2 car garage. We used a material called Aerated Autoclaved Concrete (AAC) to build the walls above the ICF stem wall and had trusses custom made by a company in ABQ. The truss design allows for a 40' long free span, so no intermediate posts or columns are in the garage anywhere. The center truss was engineered to support 1,000 pounds at any point along the 40' span, so I can safely use this truss to rig a hoist for heavy lifts, like pulling an engine and such.

We are just now waiting for the roofing contractor to show up and get a roof on it, maybe starting tomorrow. We are starting to narrow down our ideas on the rest of the finishes, especially the flooring. Right now it's a bare concrete slab that was placed about 2 years ago - we've been working on it that long, no kidding... I am interested to learn what works and what doesn't as far as durable surface for automotive type "working surface" that still might have a nice visual appeal - like acid stain with a clear coat of some kind. Not gonna just paint it, we want something different but durable and low maintenance.

So, what do you suggest?

Welcome to the Forum from the shore of San Diego Bay.

Dear Wife had a contractor come and put down an Epoxy floor. She became Irate when I started dropping hot welding slag while teaching myself about welding on the floor, the over spray from another project made her give up on telling me how to use the garage.

Beware of making your place "Too Pretty to Work In"

hmmm. good point about welding slag. I am still learning that one, too. Even so, I have plans to dedicate one corner of the garage to metal work and that would include welding. I have a lathe and a mill and figured I would use heavy plastic welding screens on overhead tracks or cables like a shower curtain to contain metal chips. Hadn't really considered how well a fancy floor might hold up under that specific abuse but willing to tolerate a "mess" in one corner if the rest can look "pretty". Thanks for sharing your time and experience!

Years ago we used a clear water based 'breathable' concrete sealer on our brand new garage (@ ~ 6 months). Can't remember the brand name but we got it at either Home Depot or Lowe's IIRC (several companies offer similar coatings). This sealer went on easy and did a very good job of repelling oil and grease type stains, etc as long as you didn't let them sit too long. That it wasn't slippery was another plus. It also slightly darkened the concrete in a way that looked better than the original surface in our opinion.

Btw, I've been though ABQ the Santa Fe area a number of times and it always struck as being very scenic.

Keep us updated, @RoadNames. Your project is really interesting -- at least to this forumite. I'm looking to move to the Santa Fe area over the next year and half and know exactly the area in Lamy you're talking about.

Still looking around, water based sealer might do it - will check it out.
