Sorry, this isnt in my garage, but I know theres plenty of knowledge here that my help. I have a closet unit , for lack of better words, HVAC in a condo that I own located on the top floor. I received a report from HOA that it was leaking bad from the grating of the unit last week, so I went and checked it out. The nit is suspended about 20-24" from the floor in a fake closet in the kitchen. I took the front cover off to access the filter, etc. The drain/collector pan seems to be either completely attached and/or you need to take of several "layers" of the unit to access it. I removed all the reachable piping and cleaned it out. I put a bucket under the drain plug that was accessible to catch any water, and there hasnt seemed to be any water collecting the last couple day.

Fast forward to now, and I just got another notification that its leaking heavily again. I didnt get the unit brand, but do recall the manufacture date of 10/83, so its definitely aged.

Any suggestions or ideas would be greatly appreciated. Im not very versed in HVAC so I apologize for any incorrect terminology.

I would first find the condensate drain and apply some air pressure to it. The drain should have a small vent, maybe no more than a T in the line - run a piece of 3/8 fuel hose into the out going side and hit it with a blast of air. Have to do that here once in a while. All manner of gook shoots out the other end.

Its a Carrier according to the limited info I was given on the unit. Please excuse the condition of everything in the pictures. Its a rental unit and I had to have the renter send photos as Im currently unavailable to take pictures or inspect it.

Is there a drain hose for condensation? I had the exact same thing happen to me 2 weeks ago. Happens once a year.

The drain hose fills with gunk (dust mainly mixed with water). I apply some air pressure to the line and it unblocks and we're back to normal.

I had one about 20 years old start leaking from the pan under the evaporator. It was rusted through in several places and not available as a part. I eventually replaced the whole unit as 20 years old other parts would be starting to fail. The lines were clean but water was coming out everywhere around the unit from holes in the pan...

There is a product called a Gallo Gunl. It takes a CO2 cartridge and has a cone device on the hose. Try to plug the vent as the
«*@#$*****@#$» will take the path of least resistance
