Let me start off by saying three things.
1. I have a very understanding wife
2. I have great neighbors.
3. As Forrest Gump said, “ I am not a smart man!”.

With that out of the way a little background. My brother and I were discussing how to get additional temporary storage space. I am a pack rat of sorts and also have too many projects going on at one time.

I live in town so space is limited. He knows of guys in his town in similar situations. They however cannot build sheds based on the city ordinances. Some were getting around the restriction by using enclosed trailers as storage.
In my mind a great idea however being the cheap skate that I am I did not want to spend project money on temporary storage. Used small to medium sized enclosed trailers are going for around $1,500-$2,000 around here. Move to #3 from above. What about an older travel trailer? The idea being used it for storage, when I have managed the projects back into the confines of the garage scrap out the camper to recoup cost and keep the frame axles and title to build another trailer. The title is the key as it will cost you about $150 for an enhanced inspection on a home-built trailer in PA.
Craigslist presented several exampled under my self imposed $500 limit. Many were single axle and too small. Some were scams. Most were gone by the time a contacted the seller. Others were to far away. I was looking for one about 20’ long within 75 miles of me.
Fast forward to Sunday. While having my first cup of coffee of the day while checking Craigslist I spotted one 14 miles away in my price range posted at 6:30 am. I was longer than I wanted but would fit. It was worth a look. I contacted the seller at 8:30 and was on site by 10:30. It had a new deep cycle battery and one full propane tank. The tires were up. Because of the year it had a heavy C channel frame and heavy duty axles. We agreed on a price however there was an issue. It was at the bottom of a huge hill next to a creek with little more than a goat path out. I figured it went down it had to come up. Luckily the ground was tacky but not wet. I hooked onto it with my 2000 Expedition and in 4L yanked it out of the hollow.

I lost a wheel bearing on the way home but it arrived safe and semi-sound in front of the house. See #2

It is actually not in bad shape. There are a couple of leaks as you would expect on a 1979. I have not had a chance to check out the appliances but they appear to be in good shape.

My math so far:

Trailer $400
Battery -$90
Propane -$15
Cost avoidance on title -$150
Net investment so far in 168 sf of climate controlled storage and a dual axle trailer frame
$145

Next is what to take out or leave in and what appliances to sell for additional savings. I will keep you posted. If anyone else has taken this route please chime in.

your math is right and it makes you a smart man. I got a little twist on that. I pay $800 a year to hunt on a private ranch in Trexas this is year round. One of the other guys keeps his camp trailer on it year round untill he needs it to go camping. He told me it was cheaper then storage because he lives in a city that does not allow campers to be stored at your house. So he gets to strore his camper with year round electricity (electric heat for freeze protection) and he comes up and hunts on it during deer season. he only lives about an hour away.

As long as you are able to keep the trailer at your house without problems, it should work nice as storage. The frame will probably require reinforcement for use as a car trailer once you get to that point.

If the fridge is dual energy (propane or electric) and works, you might be able to re-coup your entire investment by selling it. Or so I've heard. Well done.

As ugly as it is, that's shame to tear it apart. You have some weird codes that allow for what you are going to do. I rather see a shed than that next door.

But, good job.

That is where the great neighbors come in. All you really see is the front. The rest is hidden by my house and the row of pines next door. It also does not hurt to help your neighbors out when they need it like blowing he snow off of their driveway in the winter or allowing them to place shed on the property line while driving through your yard to place it.

The trailer looks like it might be worth fixing up and selling. Might get more than enough for a couple of more trailers. But then again I guess it would be another project.

I would fix the leak though. I had one that had a leak that I didn't notice and it rotted the floor and a bunch of other stuff. Very expensive repair.

Sometimes I question how smart it is to take on more3 stuff than you have room for and then try to concoct a solution by taking on another project! That is where #1 is critical I guess. I have a wife that when I see a potential project or come up with a off the wall plan says flat out OK!

Actually I got rid of most of it. Took the trailer down to the frame and removed all the sheeting for the floor. Man that was one hell of a mess, and a **** load of work to boot. When I finally finished burning all the wood and scrapping all the metal I ended up being $100 ahead. Metal, aluminum is pretty high right now.

The trailer is a bit on the light side as I put a 89' Saab 9000 on it and it looks like the tail of the trailer is now trying to be a dovetail trailer. I thought It would hold it but I guess its a little light.

Beef it up before using it. Its a great way to solve the temp storage problem!!

My friends and I just bought $400 cargo vans back in the day to store our ****. Side and rear doors made it easy to get in and out and a bit less unsightly. A Dodge Maxivan can hold a lot of stuff!

I would clean that camper up and sell it, I think it would be worth alot more than 400. Then put the money toward a container, another camper, shed. The frames from campers are too light and narrow for car trailer. Ben there tried to go that. There are deals on car trailers, got a nice one for 1000.

Maybe I am confused, but by selling off the furnace and A/C you no longer have climate controlled storage. It is still covered and protected form the weather, but not climate controlled the way I would define it. I thought in your initial description plan you were going to gut the trailer and then have it left hooked up for heat and cooling.

I'm just glad to see that I'm not the only one whose project cup runneth over...

That trailer looked like it was in pretty good shape (and looks can be deceiving with those rascals) and I too think it probably could have been sold for at least twice what you paid. Up here in Mississippi we call something like that an instant hunting camp!

It's a moot point now, but I would have cleaned that puppy up, a new bearing, a wash job and sold that for 5 times what I bought it for!

It was a part of the plan originally if it worked. I could not get the furnace nor the AC to work and I did not want to sink any money in either. It would have been nice but the positive cash flow was welcome trade off.

Looks were somewhat deceiving. At first glance there were a couple of leaks. I was ok with that as I was just using it for temporary storage. After I removed the sold appliances the hidden damage of leaks could be seen. The area around the door and refrigerator were the worst. I used some left over foam to plug the Refrigerator vent and door as well as the range hood vent. When I plugged the AC hole I found the roof oddly wavy and loose.

Sold the fresh water tank for $30, pump for $25 later in November and the awning this week for $160. That puts me at a net of $51 invested.

I really screwed up though on selling the awning. Listed on CL. Had two potential buyers. The first one called and said he would be there at 5. A second then called and when I said someone else was coming at 5 he said I will be there before that. I said I would not be home until 4:30. Thought about it and thought I better tell the first caller. He said he would be there at 4:30. Low and behold the second caller is waiting on me at 4:18. I should have told him he would have to wait until the first caller had a chance but did not and sold it to him. As I was getting ready to call the first caller he pulled up. To say the least he was not understanding and my daughter heard the foul language from the street inside the house. I screwed up and can't blame him for being upset but the reaction was a little over the top. I will definately do it differently the next time.

The floor had been covered at some point by new tile or carpet. THe pictures don't show the water damage very well.

I see what the problem is..... You need to sell me that ZX11.. assuming it's a D model?

It is a 93 D. Less than 9K on the clock. I am a sucker for the older Kawasakis. Here it is after I cleaned it up.

This was one I did a frame up on. I left the bodywork with the original faded paint. It had about 12K on it when I sold it.
