Been a while since I was here researching epoxy for my floor.

We are now in contract on a house in Raleigh NC and it has NONE of the things I wanted, in particular a (large) garage. :)

But, it has plenty of land, so I am looking into prefab structures which are surprisingly affordable. For ex, Carolina Carports has a 30x40 3 bay garage with 12” ceiling for under $20k. Yes, I’ll. Red a foundation, electrical and hvac.

Looking for advice on area companies (or ones that deliver there) and maybe some BTDT advice from folks who have gone this route.

Not ruling out stickbuilt - I’d really like to have a small apt and/or rec space above the garage, but I think that will add a lot of cost. Perhaps there are prefab structures that have those?

Just bear in mind that 20k is a bare shell probably. If it includes doors they are the cheapest ones available. Also I'm assuming that is a pole structure, with the poles stuck into the ground. Substitute Perma Columns if at all possible. Worth the expense.

Yeah, there's no garage at all.
From reading other threads, I see the $18k garage is 18ga, others are recommending 26ga.

Some things I've already been thinking about based on research:
  • slab depth
  • slab footings
  • deeper footings for lift points
  • what goes in and under the slab (mesh, rebar, etc).

It's early days, so much more to come.

You ‘think’ an apartment and a rec space on the second floor will and to the cost?....ya.....probably a few dollars......

Of course. I said "a lot of cost". Just framing out a space/landing wouldn't add a whole lot I think, but obviously putting in finished walls, kitchen, floors etc would add a lot more. For now I'd be happy with having the structural option, and finishing it later.
