I researched epoxys, ceramic tile floor, vinyl tile , floor and have decided to just paint this 25 year old 2 car garage floor with floor paint and be done with it.

What is the very best quality floor paint, this is not a working garage, only park, the Town Car and 2 Harleys. No Flakes needed ! Located in Fort Myers, Florida.

thanks in advance!!

The prep is more important than the brand of paint. Sweep and blow out. Clean to remove wax/grease. Scrub with floor brooms, brushes and detergent (I like Dawn). Carefully use Muriatic acid to etch, rinse, squeegee, and let dry for 24 hours. I used to use a floor and porch enamel. Now I just use whatever true enamel that I can get the cheapest. One time I found a trailer mfg place that sold me a 5 gal bucket of industrial enamel (white) for $40.00. Let it dry thoroughly (48+ hours) or tires will stick. You can walk on it after overnight drying.

Behr makes a good 1-part epoxy concrete paint. You can see it here. Painting your garage floor isn't difficult at all. The only real time consuming part is making sure your floor is ready for paint or it will peel. Here is a good article on painting your garage floor that will explain the benefits of the 1-part epoxy paint and tips on cleaning your floor.

Good luck!

I had a shop floor painted white for years (about 10). No more touch ups or maintenance needed than a sealed floor. And had the benefit of a bright floor. Used heavily 5 days a week. Grinding, floor jacks, sanders, fluids ect...
The paint did not cause those things to be troublesome.

When I built my building it was for a horse barn. I painted the center runway(12'wide,50 'long) . That was in '94. Since that time it has slowly changed into a shop/ man cave. The paint has finally worn out but was never slick nor did any of it peel and any spills cleaned up much easier than the part that was raw concrete.
I used some left over pool deck paint.

Without a sales pitch... What trouble does painting a garage floor cause??

Here is a quote directly from the BEHR site DO NOT APPLY MORE THAN TWO COATS. An annual touch-up may be required in areas subject to tire traffic.

Despite what you may read on peoples websites and on this forum EVERY garage flooring product has issues and circumstances in which it will fail and where it will succeed. Paint peels, flakes, wears, etc. Sure, I can find a handful of people who will swear by it. BUT that same website states the prep. Its a lot of work. Don't put that kind of work into a product that is guaranteed to fail.

I used to own a different company and we brought on a line of paint and epoxy which I wish we had not. I asked the manufacturers rep how they an afford to offer a warranty on the product and he said (not a direct quote this many years later "Its going to fail. We know its going to fail, but everything fails. It looks pretty when you put it on and our warranty does not include labor or freight. When you figure 50%+ of the people won't bother and those who do won't want to do the work again..." Needless to say I have never purchased from that company since.

I do not have an inexpensive coating. BUT Epoxy Coat, Legacy and many others on the forum do and they stand behind it.

It's got to be Epoxy paint, specifically for concrete floors.

And, anything besides Behr

Go with aquapon 35 by ppg. Its affordable and great for heavy usage. I have zero issues with peeling or tire marks.

In 1997, I went into one of the local big box home improvement stores and asked for their "Best" concrete paint they had. I told him it was specifically for a garage. I left with a Behr product.

I went home and spent a large amount of my time painting a black and white checker board pattern on my floor. After a few weeks, I noticed that my paint was peeling up where I would park the vehicles. I went back in and told the same salesman what was happening.

He stated it was the heat from my tires pulling up the paint and that he didn't know that I was going to park cars in the garage?!? I left with a full refund.

I wish someone would have told me about that before I painted with "Just" a concrete paint.
