I'm about to paint my house myself and have always wished I had one. Lots of concrete could use a good cleaning. I can see myself using one often. Is something from Home Depot above 3000psi going to last and be of decent value? Should I step it up to something else?

Volume is more important than pressure ! At least 2.0 GPM, more is better.
In general, horizontal shaft engines and pumps seem a bit better. Most consumer PW don't have a long life. Make sure you properly winterize it.

The DeWalts HD sells are rebranded Simpsons. Good machines, mine has a Honda GX engine.
Have one from Harbor aFreight that frankly has worked as well.

A Honda commercial grade, GHX engine along with a CAT pump is the gold standard in whatever hp/psi/gpm your willing to pay for.
I bought my pressure washer from SprayMall, probably over 8 years ago now, and it is still going strong. The thing I like about SprayMall is you can mix and match the parts.
For example you can get a 5 hp Honda with an AR pump of if you want to spend more you can get it with the commercial Honda engine and Cat pump. I also like the layout better than most store brands - they are a lot narrower and easier to move around

Go professional electric.
3gpm is the minimum you should be looking at for washing a house before painting.
I have one of the smaller professional electric pressure washers. Puts out about 2.9gpm at 1740psi. 2.5m (8.2ft) suction height.
Something decent starts at about $1,200 USD. Anything else is pretty much throw away.

Some less expensive models have Honda GC engines. The GX is the commercial grade motor and well worth the cost difference.

Anything will work fine. Obviously the more you spend the better the machine itself will be, but any name brand will give you good results.. people here will make you feel like you need to spend $1000 on a machine, and you dont.. honda or b&s engines are the better choices, but clones are so reliable its almost a non issue these days and some brands like Generac use them in their products all the time. decide what your comfortable spending, and buy what’s in your budget. If you’re not gonna be using the thing everyday of your life, then dont think you need to buy on like you are. Reading reviews online is your best source of first hand knowledge from people that ACTUALLY own the products.
Obviously, a gas unit is the better choice in terms of power and longevity. Look on the HD website, Pressurewasherdirect, and go from there. Only you are the best person to pick what’s best to fit your needs within your own budget.
The trend on this forum is to sometimes recommend the best and most expensive options out there.. if someone wants to buy a generator to use once a year or everyday - the same answers will be given - HONDA. If a 35 year old guy that’s never owned a socket set in his life, there will still be people saying “buy snap on”.. so recognize where you are and take that into consideration.. yes - a pressure washer with the best honda engine and a cat pump is probably one of the best combos you can get - but its expensive and unnecessary for 90% of homeowners who will just use the thing occasionally, and less expensive options will still give you amazing results and provide years af service with minimal care.

I'd be tempted to buy a Sun Joe SPX3000 on sale at HD. It gets good reviews everywhere it's sold. Get the 2-year extended warranty for an extra $18. If you don't like it return it within 90 days. If you like it it's guaranteed for 4 years.

As to what to buy, youre basically buying a pump and a motor. All companies like Simpson and Dewalt etc do is combine an off the shelf pump and an off the shelf motor. Look for a Honda GX motor if you can, and pump wise, Antionio Riberi (AR), General, Cat, Landa, Karcher are good brands. You do have to watch what specific model pump you get, because even good brands make several grades of pump. Pumps can be rated from a couple hundred hours life to years.

I have an old Karcher 2000 psi gas that I picked up reasonable at a pawn shop. I use it a couple times per year, and most times remember to run the gas out when I put it away. I have never serviced the pump for storage and replaced the wand once.
You may not use it as much as you think. Other than washing siding, decks, or air conditioner coils mine sits more than it gets used.
