IamLost because I don't know how to build a shop!

Hey guys iv been passed along to the site by my dad for help and advice.

I'm in the rural area outside Charlotte NC. Like most I have been waiting for the green light from my wife to at least start planning a shop and I finally got it!

I already have a 600sqft garage but iv filled it enough that my wife doesn't like trying to part on "her side". I work on old Ford trucks and play with metal and paint a fair amount.

I'm looking for around 1,200-1,500spft of shop space to store and work on cars. Two roll up doors, enough room for a lift with lots of space to work around it as well as storage for a second car. Then enough room left over for a work space, tool box, welding table, equipment (welders drill press ect.).

I was quoted $100-120 for a turn key red iron building my size. That price sinks my ship and drowns my dream. So now I'm on the hunt for a option that fills my needs without blowing the budget. I'm not to handy with building so I just need someone to build the shell then I can wire and finish it out myself. If I can get it down to the $25-30sqft range I can make it work. Buts that's why I'm here!

I built a 16x20 shed 10 years ago and had over 10k into it once done. I did hire out the siding, but everything else I did myself.

With prices now, it would easily be 3x that.

Have you checked out Carolina Carport? They make some nice buildings, I know a few members on here have them.

Maybe look into a traditional metal-sided pole building. Mine is 30'x40'x12' with 2 doors (16'x9' and 8'x7') and a 40'x8' lean-to. The structure was ~$30K with concrete inside and outside.

I finished the walls, electrical, plumbing, gas, and added a loft myself. That probably added another 10K.

So, about $20-$30 sq ft.

Have you gotten quotes for other Building methods?

Material prices are through the roof right now, might look better in a year or so.

From personal experience, 1500' is tight if you also want storage in it. If you can limit yourself to 1 project that you only work on until it's done then maybe.
Certainly a good start and better than half of a 600' garage.

Have you considered a metal building? Big Metal Buildings estimate for my smaller size was right around $20 shipped and installed. Building, doors and windows only. Still need to consider site prep

All options are on the table other then building right now. I will have to wait until prices drop down to a Simi normal level. I am thinking 6 month at the absolute soonest.

$100sqft for a fully finished insolated and wired shop isn't bad at all just not in the budget right now. Thankfully my wife and I have been very budget concuss and adding another payment isn't in the plans.

I have sent off to another company selling red iron buildings. They don't install them but the prices on there site seem really good. QE Buildings if anyone has used them. 30x50x12' shop for $16,600. Seems within the cards depending how much the concrete and having a crew put it up.

I have been looking at the prefab buildings mostly from Viking steel structures because you can design a shop on there site. I just don't know how I would like a cheap building like that, they seem flimsy. My dad has a 18' carport for his camper and it sways in the wind. I live on a hill and 70mph gust are not uncommon in summer storms. Also I feel that that they aren't very weather sealed. I don't want my toolbox getting wet! But iv never been in a fully finished one so I am only guessing. I commute past a guy that had one put up about a year ago so I am going to drop a letter in his mail box to see if he will tell me who he used, is he happy with it ect.

1,200 isn't a missive shop by most of yalls standards but it will fulfill my needs. I already have the attached garage and two sheds. My dad has a 1,000 sqft shop (A carport that he closed in, pole barn/stick build hybrid. Insulated drywall, heat and AC, flat screen ect.) So I am used to what the space feel like. Its like a missive 2 car garage which is exactly what I need.

But anyway I'm learning and I appreciate the input!

There's a L48 steel building company that would email constantly with "remnant" buildings. Like if someone ordered one and backed out or defaulted on payments.

I'll see if I can find the name. I almost bought one, was quite cheap, but shipping was going to be a headache.

Regretfully, buildings always seem to cost more than we want to pay.
