ideas for sealing a roof

I just built this building
16' x 16' barn, 8' x 16' open & 8' x 16' covered. Pole building framing ... cheap & easy.
Used metal but all new pressure treated lumber painted white. The neighbors side of the fence was painted before I installed it. Rustoleum gloss white with a hvlp. Looked decent.
Sure when it all is painted one color will look better.
Think I have about $500 in it so far because of lumber prices. Probably will need another gallon of paint and fix the roof. Point is, not building a castle but it should last as long as I will be around. Hold lawn & garden equipment ... is no door etc .. Problem is fixing the holes in the roof.

Just nail holes from the metals previous use. Wonder if anyone else has put used metal on a roof and dealt with this

Ideas I have thought of.
1, caulking, then paint with a silver roof coating.
2, use screws with the rubber washers and just seal the hole ... work on most but not all.
3, same as 1, but use the white roll on roof coating for RV's
4, There is a product that is like JB weld, but comes in a quart can. Think it is about $50.
Is used for many things like rebuilding the plastics on old steering wheels, rust holes in metal, Whatever you would use JB weld for, but in a quart can.

I am liking # 4 because I have a steering wheel on a 49 dodge that needs work, and have to buy it anyways. A quart would take care of both projects.

Anyone think that would be a viable solution to fixing the holes?

Seems I lied, I painted it and does not look better

Photo looks like it needs another coat, is just shadows from the trees.
Guess I will go to Ace hardware & see what I can find. They advertise a aluma kote A silver fiber roof coating for mobile homes. $55 for 5 gallon bucket.

Lot of dirt on the metal, but cleans up good with the pressure washer.
The top side is pretty well sealed, I cut the metal and no extra holes. There is extra holes on the seam, but would just leak on the bottom sheet. Is the middle set of holes and the bottom side holes that would be a problem.

Guess what am thinking now ... shiny clean with the pressure washer, latex caulk just to plug the holes, then paint them with the silver roof coating. 1 gallon would be enough.
I hope it will blend in with the galvanized metal. pretty sure it will seal it.
Just not sure how long it will last, maybe 4 or 5 years and have to paint it again ... not exactly maintenance free

The metal looks bad, as you said, but to it seems it needs a second or third coat of paint. Right now it looks patchy and uneven.

For the roof, I have used caulk, rubber coat spray and Henry's Tropi-Cool roof seal on my campers roof with great results.

I've used this stuff on my snowmobile trailer roof and on the seams for my steel roof. RV places use it a lot.

I second the 3m 5200, or 8200 by Starbrite. Both are permanent marine grade sealants. Also a readily available product called Vulkem comes in silver and is made for sealing roof penetrations. HVAC guys use it all the time, will last for years and years in direct sun on a metal roof.

Fair question, deserves a answer.
First thing to mention is my income is from Retired on SS disability. I have to be very careful when spending my savings.
Same time I am very Blessed, my house is paid for and I can live comfortably on my income ... so far.

I have a 10'x22' garage with a 12'x24' carport ... it is full of tools, I need a space for lawn mowers, weed eaters, shovels, ladders etc .... So they just sit outside under a tree where the shed was built ... & looks like ****. I collect scrap steel, for future welding projects ... I picked up the metal siding over 2 years ago, I have a 3 year old push mower ... bought a pressure washer 4 months ago, riding mower, .... all just sits under the tree. Kinda ***** sitting on the back patio BBQ and look at the "pile"

So the photos show I am just a poor old man that tinkers in the garage, No fancy 3 stall garage for me with a lift ... But I am happy

Given that you used to store all that under a tree, does the roof leak bad enough to really worry about it?

Try some Elastomeric roof sealer. many brands out there, Lowes & Depot have them.

I would try to cut some small pieces of metal (could be 304 stainless steel), clean everything with mineral spirits and use grey RTV. The metal overshield is basically to protect the RTV from UV exposure. It can handle the temp and the flexing no problem in my experience.
