Very nice, high quality job.
I'm still dealing with the never ending permitting process. Seems every time I think I'm good to go, zoning needs another form. Around here if one builds without permits (and gets caught) as long as you're code compliant, the county doubles the permit fee. With all the days off to attend mtgs and travel (200 miles one way) I'd be far ahead building without permits. That's what I get for following the rules.

Looks like you have some nice rolling hills/mountains in the background.
Anyway, that's a really nice job you're doing.

Nice execution. Looks like you took some serious time thinking about how to do this before putting a shovel into the ground....

A couple questions:

Your radiant heat:
Have you decided what type of boiler you're planning to use to finish the job?
Is the system design that you made with an "open loop" so that you can drain zones in the system?

The block retaining wall:
Looks like a "versa-lok" retaining wall -- or something similar.
A) Did you install that on your own?
B) There is a garage door kind of near said retaining wall: are you planning on pouring a driveway right up to the (massive) retaining wall?


Those questions asked.... I'm jelly.

Nice work and great plan to utilize the space you have. Building yourself is great. You sure had to jump through a lot of hoops it seems to get the final permit approval.

i have a question on that tall block wall too. what sort of footing and draining did you have to do or was that wall there with the house when you bought the property?

SK: thanks for the pictures of your wall and the good information. is your big wall about 8 feet tall? so if i'm understanding your comments the contractor put down 8 feet of geogrid (plastic?) behind the wall as he was building it and back filled with gravel as he went up? or did he maybe do graduated sizing say 2 foot at the bottom and maybe 8 feet at the top? i was going to ask if there were any drains cause i couldn't see them and it sounds like maybe 3 separate drains? those drain off to the side onto the ground or where did they drain too?

just curious if any of these blocks look familiar to what you used caused i've used the smaller 80 pound Keystone with pins on my 4 foot walls and i need to build a couple big walls soon?

thanks for all your help and nice looking wall. if you don't mind saying online or maybe just send me a PM the cost you paid to have the work done if it wasn't a friend or relative giving you a great deal?

SK: how's the wall holding up and how long ago was it built? thanks for all the pictures and for taking the time to write down your thoughts.

i had a neighbor dig into the hill behind my house 20+ years ago and my yard ended up in his house. well the insurance company talked us into a 50 year WOOD wall and if i knew what i know now it would have been cement block so i wouldn't have to redo it now.

best of luck on you garage and make a plan on how to put in racking, storage and your stuff cause one thing I've noticed on GJ is that no matter how small or big we build them or own they fill up fast.
