I have a pretty bad hobby of touring potential real estate with dream shops. I even put in a bid about eight months ago. The selling realtor advertised 100 A to the shop/garage. I discovered there is only a 30 amp breaker and 10 gauge wire feeding the whole shop. I put in a bid one dollar more than the asking price compliant on a electrical inspection. The seller turn down the bid and not one other bid came in. The seller increased the price $30,000 and in the end the seller sold for $30,000 less than I offered originally. The claws of the electrical inspection, The seller didn’t want to deal with me. Once electrical inspection is completed, any faults need to be advertised as part of the realtor deal.
