This is in IL, not sure where you're at, had a similar thing happen to a friend of mine I was helping...It seems you are able to tell it is an illegal hook up. I would call the power company report it. They may want to cut the power to the entire property, YES even the legal hooked up side of things.
Then to get it re-connected guess what? EVERYTHING had to be checked and brought up to code, it was a nightmare.
I would check with a local contractor that understands how to deal with rehabbing and code violations. Pay for their time to consult if you have to.
The realtor? F her call her boss, get rude w/her if you have to SHE WORKS FOR YOU.

I dont understand why OP feels compelled to take out a full page ad in the local paper and blow his deal all to heck.

'Call the poco', 'call the bank', call the realtors....

geez, just get an expert opinion, THEN decide who to call.

Unless you dont want the property.... creating a huge mess is an excellent way to get into a situation that ends with someone else living there.

I have a pretty bad hobby of touring potential real estate with dream shops. I even put in a bid about eight months ago. The selling realtor advertised 100 A to the shop/garage. I discovered there is only a 30 amp breaker and 10 gauge wire feeding the whole shop. I put in a bid one dollar more than the asking price compliant on a electrical inspection. The seller turn down the bid and not one other bid came in. The seller increased the price $30,000 and in the end the seller sold for $30,000 less than I offered originally. The claws of the electrical inspection, The seller didn’t want to deal with me. Once electrical inspection is completed, any faults need to be advertised as part of the realtor deal. This information cannot be hidden.

In Washington state you can hire an inspector before you offer cost is 500$ and they also include electrical. If things found they still have to let anyone placing offers know. The seller cannot stop someone from doing a pre purchase inspection be it for electrical , lead , asbestos or general faults.

To the op if you want the house make sure you are using a buying agent and not the listing agent. Also if you truly want the house follow the advise posted here in this thread that will get you squared away. Do not worry about liens escrow will pay the liens off before they pay the seller. If liens are levied before sale. After sale liens rules may very state by state but if issues are resolved before title transfer then new liens cannot be imposed onto the buyer. Again rules may very state by state.

Nope, you’re wrong. The Realtor works for either the buyer or seller unless dual agency. It has absolutely nothing to do with the commission being paid by the seller.

It also depends on the state. In some places, the buyer's agent owes the buyer a fiduciary duty (or something very close to that); in others, they do not. In still others, they may have a duty to the seller or the seller's agent (becaue that's where the money comes from). It's worth checking your local laws and practices.

In Washington the listing agent is who is hired by the seller and the sellers interests come first. Meaning they will try to get the highest selling price by any legal means necessary.

A buyer agent is hired by the buyer to get them a house at the best interests of the buyer.

Thee have been times when a listing agent would recommend me getting a agent of my own because they couldn't or wouldn't disclosure certain things to me as a buyer because it would be in conflict with the interest of the seller.
