Hi all, I am looking for input/advice/experiences. Search is failing, and Google isn't much more help.
Looking to put up a 20-30' by 40' pole barn, garage, or steel building to house two tractors (1942 Allis-Chalmers Model B and a mid-90's John Deere CUT), tractor implements (field mower, box grader, etc), spare lumber stock, walk-behind lawn mower, weedwacker, and other random property maintenance tools. We have a 24'x96' garage that's insulated and heated for cars and working (workbench, reloading bench, miter saw, hydraulic press, 2-post lift going in next year, etc). I don't need the outbuilding to be insulated or heated, though I might park an old woodstove in there that's just sitting unused currently. Would like it to be relatively rodent-tight.
We're in southern Washington state, east of the Cascades. Lots of wind power locally, if that gives you an idea of the weather. Need to stand up to high winds (20-30 mph winds are common, 40-50 mph gusts several times a year, local code I think calls for gust loading to 85-90 mph). Also needs to handle 2-3' of snow.
Functionally, I need at least 1 10x10 door and one man-door. Looking for advice/experience on additional doors or sizing. The Deere goes in and out just fine through the 10x10 on the existing garage, which is why that's my minimum.
I'm flexible on building type. Looking for longevity and value. Does not need future fanciness like ability to install an office or anything, it's just a storage space. It will need electrical for lighting and maybe a door opener. No plumbing.
Local contractor who has done work for us before is thinking a pole barn would get expensive because of the drilling/digging in our rocky ground to set the poles. He's pretty sure the best/simplest option is to do a concrete foundation and build on top, and based on our experience with the main building/house, I'm inclined to agree.
General Steel is running a sale, if I get a deposit down, they are offering a 25'x40'x15' building with one 10x10 opening and one man-door opening for around $15k. That's just the building kit. I don't have a quote for the foundation or the actual doors. Not worried about electrical now, that can be retrofitted later. My contractor thinks I won't be able to touch that price for a building, and I should go ahead and order it. Then he'll get his team spooled up for the foundation and assembling the building.
I'm curious about General Steel. They claim to be everywhere, they've been in business for 20 years. There is, however, a site set up with seemingly the sole purpose of bashing them and their owner. Just wondering if anyone on here has experience with General Steel. Customer service? Building quality? Looking for feedback.
